Le petit dejeuner etait trop traditionnel et tous les jours identique. Pas de fruits. La chambre etait de prime abord propre mais il y avait beaucoup de poussiere et de toile d'araigner. Le Riad etait plutot bien mais j'ai ete tres decue de son emplacement. La medina est a voir mais y resider est compliqué compte tenu de la pauvreté et de la saleté qui y règnent.

Cons: Le personnel 100% masculin était courtois mais manquait de chaleur. cela est lié a leur culture mais c'est tout de meme genant.

We had a wonderful stay! The staff were incredibly attentive and went above and beyond to make us comfortable — from arranging our airport transfers to helping carry our bags up the stairs. They even made sure we always had tea, which was such a lovely touch. The breakfast was also fantastic with a great variety of options. Highly recommend this riad for anyone looking for warm, thoughtful service and a relaxing stay.

A very nice and interesting experience in the medina. We enjoyed our two-night stay and the food, especially the breakfast on the first day. The staff was very welcoming, helpful, and friendly. Even though we stayed at the beginning of January, the room was warm. In the family room there were two AC units, and the staff turned them on before our arrival. We had a rental car, and they recommended a private parking nearby (1–2 minutes away). We had to leave the key there, but everything was fine. Clean, cosy, close to everything, recommended.

Bellissimo Riad, gente SPLENDIDA. Cena preparata la sera tardi dopo il nostro arrivo. Viaggiavo con due bimbi. Abbiamo fatto una notte in deserto e ci hanno dato la possibilità di tenerci i bagagli nonostante non avessimo più una stanza da loro. Bagagli ripresi la sera successiva prima della partenza quando mi hanno fatto trovare addirittura i biglietti aerei già stampati. Cibo ottimo, gentilezza incredibile. Sorpresa con mazzo di fiori a mia mamma riuscita in pieno. Unica cosa l'odore un po' che veniva dal bagno ma è normale perchè sono Riad, case antiche ristrutturate. Più che ottimo

The property was beautiful and comfortable and the staff were very attentive. We had to make a last minute amendment and add another adult to the booking but Rashid was very helpful and sorted everything out for us. No request was ever too much - we travelled with our 2yr old toddler so requested warm milk every night and they were always happy to help. Rashid and team always helped with booking Taxi’s to get around which we really appreciate. Definitely a lovely place to stay.

J’ai eu la chance de séjourner une semaine au Riad Khabia & Spa avec mon conjoint, et sincèrement… que du bonheur ! Un immense merci à Rachid, dont la gentillesse et l’accueil ont été remarquables du début à la fin. Toute l’équipe est aux petits soins, toujours souriante, disponible et attentionnée. Le riad en lui-même est magnifique : propre, décoré avec goût, et avec une vue à couper le souffle ! La localisation est idéale, proche de tout tout en restant au calme. Bref, une adresse qu’on recommande les yeux fermés. Encore merci à toute l’équipe pour ce super séjour

The staff were exceptional, the Riad itself is one of the best accommodations I’ve personally stayed in. I recommend this property to anyone interested. The staff went above and beyond ! The Riad is a 2 minute walk away from Tinsmiths square and about 15 minutes away from Jemaa El Fnaa square.

Cons: No es de los más céntricos. Tuvimos que salir dos días pronto por las excursiones y no pudimos desayunar ( lo entiendo) pero me hubiera gustado algo de bollería y un yogurt para llevar. De 4 días solo desayunamos dos.

It was a traditional Moroccan riad, beautifully decorated throughout. We were very close to the centre of Marrakesh, in walking distance of the famous square and souks. Service was fantastic, we were welcomed with mint tea and a traditional tagine meal. Staff were very helpful and nothing was too much trouble. As we visited in August it was extremely hot and it was nice to have a small pool to cool off in at the end of the day!

The riad is located in a very good location, maybe a bit diffucult to find but we got very helpful instructions as where to park the car and how to get to the riad. Staff was very helpful and the overall service was very good. The room was clean and spacious.

The welcome by the staff very approachable and hospitable, we were offered a complimentary tea and biscuits on arrival. The staff took our bags to our room and explained use of all facilities in the property. We had complimentary teas and biscuits in the room and shower gels in the bathroom. The hotel decor was very pleasing to the eye. The room was clean and pristine. Staff went out of there way to support us in making our way around Marrakech providing us with a map, suggesting sights to add to our itinerary as well as identifying a local fish restaurant as we are non meat eaters. Breakfast was presented beautifully with a good variety additional requests were easily catered for. Checking out was easy and Rachid the Manager made extra efforts to assist us with getting a taxi to our next destination. The whole experience from arrival to checking out was positive. I would definitely recommend a stay here, Thank you to the staff I truly appreciated the welcome and service you offered during my stay.

Great quiet location away from the hustle and bustle, the staff were all very friendly and helpful, they even put up a happy birthday balloon sign for us and organised us a taxi to the airport. Our room was cleaned with fresh towels everyday. They also catered for us to have breakfast on the beautiful rooftop. Beds were comfy, shower was very good and overall clean room. We felt safe in the area. The rooftop is amazing, peaceful and good for bird watching

Cons: This is a traditional riad, so you can really hear everything from your room, doorbell, people talking downstairs, footsteps etc. it didn’t feel very private but this is something we got used to as we were out most of the day anyway. Breakfast could have more variety. The pool is right in the reception we didn’t use it as we didn’t feel comfortable

This is a fantastic Riad that I stayed at. I booked it based on previous reviews and it didn't disappoint. It felt I was at home being looked after by my family. I loved the quirkness in the room. It felt like I was staying in someone's home. The staff were so helpful booking transport to my appointment, reminding me about printing out my boarding pass and many other requests I made, all done with a smile. I only stayed for one night but certainly will be going back with the rest of my family. One of the highlights for me was the Moroccan hamman. Its one of the best I've had done by such a lovely lady. Thank you for such a wonderful but short stay.

The riad is very close to El Badi and Bahia Palaces, the main/big square in about 15 minutes away by foot. The staff is very friendly, the rooms are comfortable and breakfast is delicious. The hammam and massage was really great, I can highly recomend it!

Cons: My room was on the ground floor and I could hear noises likes the door bells, microwave sounds, setting tables for breakfast in the morning (and conversations of people eating their breakfast), etc. I guess this should not be a problem for rooms located on upper floors.

A true authentic Moroccan experience, traditional breakfast, which vaired ever so slightly daily, which was nice. Amazing traditional tagine dinner which was prepared on request. The hosts were amazing and could not do enough for you. Perfect location just outside the hussle and bustle, but within the madina. Great views from the roof terrace, and Riad filled with beautiful greenery. Excellent, would highly recommend for an authentic Moroccan experience.

Such an amazing stay at this place. Rasheed, Yasmin and the rest of the team were so amazing. I went with my boyfriend to celebrate our anniversary, chose this place because of all of the amazing reviews it had received, and we were not disappointed. When we got there they gave us some tea and Rasheed showed us a map of the area we were in and how to get to popular touristy areas. Anytime we needed anything from them, Rasheed and the rest of the team were always happy to accommodate. I wanted to take some peanut butter home with me because side note the peanut butter in morocco is amazing, and another one of the team members (unfortunately i didn’t catch his name) got me a bottle which was very thoughtful. All in all was a great stay, would highly recommend. Again, thank you Rasheed and the rest of the team!!

We wanted to extend our stay for one night and were met with superb hospitality. Highly recommend this Riad. Location was perfect, at the entrance of the medina. The entire accomondation has a calming atmosphere. Rooms are decorated with love, the place was tidy and clean, and breakfast was good.

The Riad was a wonderful stay to immerse yourself in the Moroccan culture. Rashid and all his staff are extremely welcoming. We arranged a walking tour through the city that allowed us to learn about it's fascinating history, experience the souks, a real feast for the eyes. The spa service was a wonderful traditional and cultural experience. We had a Hammam and massage with Zahera, for that alone I would return - what an experience! Thoroughly enjoyed our stay and would highly recommend...we will return to Riad Khabia & Spa

We stayed at Riad Khabia as part of our travels with a faculty led course. Twelve of us stay at the Riad (ten university students and two professors) and it was an exceptional place for our visit. The hospitality is outstanding--Rachid and his team went above and beyond for our stay, and Rachid also found us a kind, knowledgable and astute guide for our tour of the medina. I would recommend this Riad to anyone traveling as a group (we needed seven rooms, so we had the Riad to ourselves) or even for couples /families on vacation. The view from the terrace also allowed my students an amazing place to watch the sunrise and moonset. They were blown away.

A beautiful little Riad just a short walk from the central area of the Medina. Staff were very friendly and helpful, the room was clean and the price was reasonable.

Cons: Breakfast was a little boring for our liking. Mostly bread or pancakes with a variety of dips/spreads, boiled eggs and a yoghurt. Tea would have been appreciated for a non-coffee drinker and some fresh fruit or alternative egg options. Our room was not particularly sound proof and we could hear the doorbell, people coughing, the microwave pinging.. but this might be normal of any Riad given the set up, so I'm not sure!

We unfortunately only stayed one night at this Riad however it was a very welcome start to our time in Morocco. They helped arrange our transportation from the airport which I would highly recommend to anyone who has never been to the beautiful city of Marrakech. Comfortable stay, location was close by and walkable to souks, restaurants and local attractions. El Badi Palace and Bahia Palace were about 5min of walk and Jemaa el-fnaa was about 10min walk. Lots of cafes and rooftop restaurants accessible in walking distance. Very well organised private day trip to Ait ben haddou. Rachid was very helpful, gave us all info we needed before our/after arrival and very quick in responding to messages.

Cons: Breakfast was reasonable. It would be nice if they add more continental options. Room lighting could be improved by adding more bright lights. It was bit too dark late evenings.

The riad is well located and easy to find. The staff is very kind, professional and welcoming. The bed was large and comfortable, the shower was clean and had good water pressure and hot water. The living room downstairs made a great space for us to chill, as our room was a bit to small for that. We spend an evening there snacking and reading books which was great.

Cons: Our room was the only out of 7 rooms that was located on the ground floor. The breakfast is held at the patio downstairs as well, which means that from 8 am you have people having breakfast basically 1 meter away, next to the window of your bedroom, which will wake you up for sure. We felt there was little privacy in our room this way. The room has not enough hooks to hang towels, clothes or a table to put stuff. I would stay here again, but ask for a different room upstairs.

Cons: My stay was extremely disappointing. I barely got any sleep due to the constant noise coming from all directions. I could hear everything from my room—the receptionist's phone notifications, guests chatting on the rooftop, people coming and going, the doorbell ringing late at night, even someone vomiting. Breakfast noise added to the chaos. To make matters worse, there was no hot water, so I had to take a cold shower. Despite raising my concerns about the noise several times, nothing was done to address it. Overall, a very unpleasant experience.

Near to the Jewish quarter , the Riad provided a quiet haven from the craziness of Marakesh . The staff were so friendly and welcoming , even providing a late supper on arrival at 10 pm ! Our room was simple and beautiful - natural bedding , beautiful Morrocon lights and a small but stunning bathroom . We also had our own sitting area ( and kettle !) with comfortable sofa on the covered terrace and access to a wonderful roof terrace overlooking Marakesh . I shall treasure memories of dreaming on the roof terrace whilst listening to surround sound ' call to prayer ' We were independently travelling and this was by far our best riad . The Riad is split across 4 levels with 7 rooms and a terrace on the roof where you can watch the sunrise or sunset. It is just outside the Medina wall and is a perfect spot to visit the market and the souks as well as the palaces and other sights. Our room was on the second floor and had an en-suite shower and air conditioning and a separate little seating area which gave another private spot for seating.

Tucked away in a courtyard so quite hard to find but very quiet and private. Still, walking distance to good restaurants and the entry to the old Medina at Tinsmiths Square - then a bit further to the centre. Close to some of the best sights. Very nice breakfast, comfortable places to sit and relax near the pool - which is decorative only (not as big as it looks in the photos). Has a limited number of rooms but highly recommended if you can get in.

I liked the location because it was easily accessible by car as it was just on the edge of the Medina. We were close to a square with shops that had much better prices for the same goods as in the Medina. The staff was always available. They coordinated with our tour driver and met us at our car to help with our bags. The facilities are very nice. The rooftop is beautiful-well taken care of plants, sun hats for use and a nice view of the city. Everything was clean and well cared for. The wifi was very strong throughout all floors of the Riad. The riad also stored our bags and let us hang out and make ourselves at home after check out until our flight.

It's a fair and very easy walking distance to some places of interest. The room is very unique, and locally-designed, I felt that I was transported in the olden times, which was an amazing feeling. The communal areas: reception, breakfast and the pool is a sight to behold, most especially at night. Their staff, Rachid exceeded all my expectations. He was supportive and gave wonderful pieces of advice when I requested for it.

Cons: SInce it's a riad and it's not situated centrally, expected that I'll be a little lost. One kid playing just near the riad pointed to the riad, and agressively asked for money, which I gave as I was a little stressed(not riad's fault). Just be careful. Check-in, check-out waiting time is not a bit smooth since staff is only a few. Breakfast is too basic and few, nothing special. However, I would make a pass on these as the general feel of living in a Riad is amazing and Rachid's help exceeded the downsides.

The Riad is well located near a square with many amenities, great restaurants and the two palaces. The neighborhood is safe and quiet as we went about at night with kids. Also the airco in the bedroom was very good and helped to cool down after a day in the hot weather!

Cons: This paragraph is newly added after I posted this review: Unfortunately after sharing our experience I got scamed through WhatsApp by the owner to change my review. I got offered money in exchange to write a positive one even though I gave 7/10 which I don‘t consider as bad looking at what went wrong. I even got accused that they weren‘t getting bookings as I‘m scaring women off. I didn‘t accept any money as I value transparency and more honest reviews would have made my stay less disappointing. The owner said he would also fire the person for the inappropriate behavior, but as I can see he didn’t. Therefore I really hope that the person at least reflected the behavior and that the management invests more money in providing REAL positive experiences instead of investing in people changing their critics and stating FAKE positive experiences. Unfortunately I have to assume, that many reviews here aren’t reliable, which makes sense as they don‘t match our experience. Here starts my unmodified previous review: What made me as a woman feel most uncomfortable was the owner. He was friendly but he did some inappropriate comments and was touchy. Unfortunately i found a similiar comment somewhere else about this, so it’s probably not subjective. I wouldn‘t return here as a woman. We also disliked that the hot water didnt work 99% neither the wifi worked (well). The room only got cleaned 1x in 5 nights and we felt like the bathroom wasnt very clean. We can’t recommend the standard room in general as it has 0 privacy. The other guests heard ecery word we said in the room, so we heard every guest that entered or was in the lounge. In addition the windows and doors are not able to be closed 100%. We were also insatisfied with the service. For example we combined that the staff would organize a transport for the next morning for us. Nothing happened so we had to rush ourselves to not miss a trip. Just one example out of 3..

Two things made our stay at Riad Khabia very comfortable, first the staff especially Ashraf who did his best to make us feel happy and comfortable, he even upgraded us to a family suit when we found out that we mistakenly booked a small triple room that was too small for us. Second is the location of the Riad which is very close to the old Medina, Badii palace and Bahia palace and a 10 minutes walk to sahaat el Fana. Thé Riad is a good value for money.

Comfortable, spacious room in a nicely decorated riad. Riad was in an alleyway that seemed a bit dark (not necessarily unsafe but was aware that i was the only person on the street). they arranged for transport (from car rental place and to the airport) which was much appreciated. staff were very eager to help or accommodate our needs.

When I arrived, I was received with a warm welcome. The riad was absolutely delightful to stay in. It was exceptionally clean, beautifully decorated, and I felt very comfortable staying here. Achraf, the manger, is caring, polite, and is ready to help with any need you might have. Rachid also went above and beyond in making me feel right at home by being extremely helpful and hospitable. They are helpful with excursions and getting you to any place you would like to visit during your stay. I will be coming to Morocco again soon, and it is without a doubt that I'll be staying at Riad Khabia again.

Cannot say enough about the extreme hospitality of the amazingly friendly and attentive staff, especially Achraf and the gourmet cook Mohammed. We were also blessed to have Julien, the extremely bright articulate multilingual previous owner who is helping with transition for new management. Whilst there, we wanted for nothing. The food was amazing. On one occasion we were catered at sunset on the rooftop terrace…As a final goodwill gesture we were given invaluable tips for our onward journeys into the eastern part of the country.

Riad Khabia has an excellent central central location near Badia Palace and Bahia Palace. It is also walking distance to Koutoubia Mosque, Jemmna AlFna, so many markets, Saadian Tombs Kasba Mosque and the Agnou Door. The staff are very friendly and helpful. The old management was working with the new management for a smooth transition. Freshly cooked food is now done in house. The Raid is very clean. Good value for money,

We have just returned from a 3 nights stay and cannot praise Rhiad Khabia enough! Its value for money ratio is unbeatable: great location inside the Médina, spotlessly clean, very warm welcome and useful tips from the owners, lovely and fresh breakfast. The riad is very charming and our room was lovely: we had a suite and it was so spacious! Soap bars are provided (bring your own shampoo/body cream), there is air conditioning in the rooms and electric heaters (we were there in December and used them during the night). We had a great stay and couldn’t recommend it enough!

My friend and I have just returned from a holiday there and had a fabulous time. Julian and his mother are lovely people and nothing is too much for them. We loved where the Riad was situated, so convenient to everything and Julian is so helpful with everything. It was so quiet and yet minutes away from all the buzz which was perfect and we couldn't have asked for better. Breakfast was good and we never felt hungry for the rest of the day. Just ready for dinner. I would definitely go there again.

If you’re struggling to settle on where to stay in Marrakech, stop searching and book here. As nearly all reviews say, the hospitality is second to none. Julian and Dani are probably the most attentive hosts we have stayed with anywhere on our travels. It is close walking distance to a lot of the main attractions, but still a peaceful oasis in the hustle and bustle of the city - exactly what you’ll want after days spent out and about! We booked the second floor Suite (Yakout) which comprised a large double bedroom, lounge area, spacious private bathroom and a private terrace overlooking Riad Khabia’s courtyard. If you are staying for a number of days or for a special occasion, it’s worth the extra money. The breakfast adds value to booking here as it is a truly substantial portion (usually toasted bread or crepes with conserve, fresh fruit and yoghurt plus fresh orange juice and a pot of coffee/tea). I could go on, but basically, if you’ve got this far into my review... WHY HAVEN’T YOU BOOKED ALREADY?!

The property was beautifully decorated and felt welcoming and calming. It was in an excellent position , not too far from the main attractions in marrakech but not so close that it was busy and noisy. Julien and his mum went out of their way to make you feel comfortable and were so easy to talk to . Julien spent at least half an hour going through his map with us, giving us tips on what to see, when to go, how much to expect to pay and how best to get there. I can honestly say that his advice made our trip! His restaurant suggestions were spot on too. Nothing was too much trouble for them. I will return to marrakech and try and stay with them again . Don't even try anywhere else because they definitely won't compare........5 star hosts

It was definitely a home away from home in a GREAT LOCATION!!! I definitely recommend this riad if you’re looking for a cozy place to stay with great staff & amenities. My wife and I had an excellent experience staying here. Julien and his mother are incredibly welcoming and provided delicious mint tea on arrival and spent time explaining to us all of the places of interest within the city. The Riad itself is clean and has a lovely roof top area where you can sit and have breakfast in the mornings. Location is perfect, a little tucked away but close to the main square. We were able to walk everywhere during our stay! We were offered a pick up service from the airport which we initially declined however, found that taxis at the airport are very hard to negotiate with and many tried to charge more than what the Riad offered. I'd therefore recommend using the pick up service they offer if you want an easy/relaxing start to your trip! We would certainly stay here again next time we are in Marrakech, everything you could want for a Riad stay.

I absolutely will always remember how kind and accommodating Julien was to me during my stay at his Riad! He made the difference with me in a huge way! First, let me describe the riad... Indigenous, cozy and in a great location to the small old market (which I preferred) which is across from the street that leads you to the big square of Jemaa el-Fnaa. The riad was so spacious, detailed and comfortable. (Note: nights are chilly in Morocco so if you get cold easily, bring warm pj's socks) tho they also have a portable heater in the bathroom, I did not use it. Julien took the time to sit me down when I arrived to go over a map, tips about the city, helped me set markers on my Google maps (do download offline maps or Maps.me). He got me a SIM card, installed it, got money converted for me. He was so much more than I could have ever expected, and such a help for me traveling solo and in Morroco for the first time. We also talked about Morocco, the US. He was more like a friend when I was there. Living downstairs, he was always there when I came outside and called his name. He's on WhatsApp too if you use the amazing free program. He helped me navigate my trip to Ouzoud Falls (have lunch overlooking the Falls and also see and feed the monkeys there) and he also guided me to a local office in the Square to book my tour to Essaouira when everything was sold out on-line. He and his Mom both made my stay comfortable and I felt at home////////1

The property was like a little oasis away from the chaotic streets of Marrakech. Julien was amazing, he gave us a summary of things to do & tips on what to do (+ not to do). They also offered fresh mint tea, which was far better quality than ones sold at a restaurant. On the outskirts of Medina but - pending weather - still within walking distance of all attractions.

I would not hesitate to recommend Riad Khabia; conveniently located, impeccably clean with a real taste of riad living. The owners, Julien and his mum Dani, are incredibly welcoming and nothing is too much trouble. Wonderful breakfasts on the roof terrace, unlimited mint tea and relaxing atmosphere. We were able to store our luggage at the riad on check-out as we had an evening flight and I would also recommend the airport transfer service for convenience (€15 each way). Great value for money. Thank you for a great stay!

I would highly recommend staying here for an experience of life near the Médina. The Riad itself is comfortable, quiet and clean and has great features like a lovely rooftop to enjoy breakfast in the sun. This place offers great value for money. The location is fantastic, perfect for walking to key attractions which are within walking distance (we didn’t need to use taxis at all). The best bit about our stay was how friendly and helpful the staff are. From the moment we arrived we were made to feel welcome. We were given a helpful overview of key locations, insights into the local culture and lots of great places to eat. Julian and his mother are perfect hosts and made our stay so enjoyable. You get a feeling from both of a passion for the area and a desire for you to enjoy it!

Great value for money. When I decided to go to Morocco for a few days I was determined to stay in a Riad. The whole courtyard thing with rooms leading off it just seems to be so typically North African. Riad Khabia did not disappoint. The rooms are simply, yet tastefully decorated, the place is wonderfully clean and the host Julian and his mother are a font of local knowledge, sharing lots of tips and ideas with their guests. The riad is a little south of the main square but the walk is simple and interesting with lots of traditional and contemporary stalls on the way. There is a pleasant roof terrace and breakfast is ready when you want it. The unlimited mint tea is also a nice touch. I would happily stay here again and would recommend the riad to others.

Absolutely beautiful Riad with wonderful welcoming hosts who provided lots of local tips on where to eat, shop and how to get to places throughout the Médina safely. They even awoke at 5am to provide us with a beautiful breakfast when we had an early flight. Highly recommended.
