Considering what I paid for the stay, I found this disappointing Quite central depending on where you intend to visit. About 15 minutes walk to the medina souks which leads to the main square which can take in total 30 minutes walk or so

Great location. Easy to find. Signs everywhere in Medina for directions. Staff very helpful and give you tips about anything. Beyond just a usual receptionist. Riad has only 5 numbers, it gives you that boutique feeling. Breakfast great. Kettle inside the room for evening tea. Rooftop with swimming pool- was our favourite. We were very happy there. Felt like our little holiday home. Thank you to all staff for their smiles every day and being so mice and helpful.

What a gem, we had a fantastic stay. Abdul and Mohammed were fantastic hosts, extremely helpful, kind and polite. The Riad is spotless and very well cared for. Breakfast was very enjoyable and plenty there. We absolutely loved our time out and about but very much enjoyed our afternoons back on the terrace and in the pool and the calm of Riad Anyi. We will defo be back!! Thank you

La qualité de la literie la nourriture la piscine et le personnel au top le calme nous étions presque comme à la maison. Mohamed et Abdou sont vraiment parfait si j’avais un établissement je leur donnerai la responsabilité très professionnel très accueillant très discret et à l’écoute.
Cons: Le fait qu’il n’y ai pas de frigidaire dans la chambre et que la piscine soit fermé à 19h alors qu’il fait très chaud apparemment ce serait pour la population à côté sauf que les rues sont très agitée même en pleine nuit je ne pense pas du tout que cela pourrait les gêner.

We had a wonderful stay at Riad Ayni. Its a cozy small Riad, with only 5 rooms and three of them were reserved for us, so we felt like being at home. Its located at the North of Medina, like 20-30 min walk from the center of it, in one of the not so touristic neighborhoods, that could be an issue for someone. We nonetheless enjoyed our walks back and forward no matter the time or the day. The people of the Riad are very kind, we have to mention Muhammed who made our stay even better by proposing us places to visit and make arrangements for sightseeing, van bookings etc. He always had a smile on his face and always willing to help. There is a small rooftop where someone can enjoy the sun, a tiny pool that we didnt use due to weather not being hot enough, but it was there nonetheless. There is a small patio on the ground floor where you can anjoy some sisha, or wine, depending and a small living room as well. The breakfast was handmande and very tasty. One thing that could be on a minus side, is the fact that the rooms are kind of small and the sound proffing is a little bit limited. Thank you for the memories guys

The Riad was very good value for money, clean comfortable rooms, great breakfast. Lovely roof top pool area, where we able to relax and sunbathe, but the best part of our stay where the staff Abdul & Mohammed in particular were fantastic, nothing was too much trouble for them and they made we sure we had everything we needed to enjoy our stay. We would definitely stay here again.
Cons: Slightly further out of the Medina than we had originally thought, however the staff were on hand providing maps and giving directions, even ordering taxis and transfers for us.

Mohamed the receptionist was too kind and polite. Trustworthy people and services. Just 5 minutes from madina by car and 30 minutes walk from Jemma al fnna. Peace environment. 2 minutes from small souks. Taxis are cheaper at just 30-40 MAD to Square. Don't hesitate to take it .. Highly recommended. And would like to give a special thanks to Mohamed.

Everything was like a 5 stars hotel! Great brand new room, superb breakfast, and an outstading service! By the way, if I could I'd give a 6 stars for the service of Abdu and Mohamed! All staff were amazing but this two deserve all the credit for all the effort, kindness and attention to make our stay so special like it was!
Cons: Services like the narguile (shisha), massage, sauna or even dinner was "on request" for the next day only, what is a penalty because when u r enjoying such good vibe of the trip/riad u sometimes just go with the flow and do not prepare yourself 24h before like they wanted. Some things are understandable like the massage and the dinner because they don't have a chef or massagist 24h on the riad, but it was not the case for narguile and the sauna. Nothing that would disturb our stay, but just saying this to make the riad go from a score of 9.99 to a 10 easily!!

The facilities were excellent! There’s a charming small pool on the rooftop, perfect for relaxing. The staff was incredibly friendly and attentive. The breakfast, featuring traditional Moroccan tea and food, was absolutely delicious. I definitely would recommend staying here!
Cons: The riad is located in the medina, but it’s still a bit far from the main centre (the big square). Taxis can’t reach the riad directly, but you can walk to Bab Kbour Chou, which is about a 7-minute walk, to catch a taxi. The room wasn’t cleaned daily, only every 2 or 3 days. I also would have liked to have some liquid hand soap. Other than that, it was a great place to stay.

The location has been rated not so great but honestly me and my partner thought it was fine it is only a 5 minute walk for some restaurants and 20 mins walk to the centre.

Nicely decorated Riad and friendly staff. Able to order dinner with 24h notice. We enjoyed a very large dinner on the night we ordered with chicken veg and couscous yum! Quiet. Walking distance to the medina and few restaurants and takeaways. Once your inside it’s like a little oasis. Bed very comfy which is a big plus for someone with back issues who normally gets pain straight away in new beds. Was 100% fine. Great AC. Pool on rooftop and deckchairs were lovely
Cons: Rule: no consumption of any outside food or drink on the premises. With a 2 year old in tow this was difficult not to break. Our room was a little dark but as we didn’t spend much time in it it was fine. Some rooms do have good natural day lighting Nice breakfast but no fruit and very carb heavy! No alternative offered and didn’t cater for our 2 year old so we had to give her our food. Just meant we were left a lil hungry. A little porridge or cereal for little one would have been good Small walk from outside to front door and taxi wasn’t able to drop us in on arrival. If you have children in tow be prepared.

Cons: We booked for the pool but the pool wasn’t open due to construction. If we had known we would have changed the stay place. The Location is terrible miles away from anything decent through narrows streets. We knew about the streets but even so you are shouted at of locals, young lads trying to scam you into other alleys and everyone asking for money all the way down and back, staring at you the whole way. This is the same throughout Marrakech but being way out walking back from a day out just becomes too much. No taxi service or trips will pick you up from there either so you have to walks a while to get to a pick up point.

I loved this Riad! It had so many nice facilities that you wouldn’t expect for a BnB type hotel. The breakfast was also amazing with it being handmade by the staff on arrival to the breakfast area. The staff are also so so lovely, the 2 boys who work on reception were the nicest people and were so accommodating - don’t think I’ve stayed anywhere with staff this attentive & kind!
Cons: With the Riad being in the middle of the Medina it is quite intense when leaving! However, when you get used to the area it’s fine.

Very beautiful riad in the Medina but away from the noise and agitation of the center. In our case this was a positive point. Ideal for large families or groups so that you can have the riad for yourself, as we did. Count 22 mins walking to the main square. Breakfast was very good and the staff was so nice and helpful with suggestions.
Cons: Just one remark, at night cars can’t come close to the riad, but only about 300 mts away so it’s better not to come back at night alone. It’s not dangerous but it’s a Medina and can be intimidating at night. In addition, if you didn’t book a meal in advance, you can’t have dinner in the riad. Maybe they should start a simple menu with snacks.

Cons: I didn’t really enjoy the breakfast in the property, very poor, not many varieties options at all. No fruit; or no water in the morning available for us. I did expect it to have more varieties available for us to use. Also we are not allowed to bring any food into the Riyad not sure why this was; as the Riyad didn’t offer any food during the day at all.

Cons: The location was not good. This was very misconceiving from how close it was to centre on booking.com. It was down very many dark and windy paths which were not safe for female travellers at night or even at times during the day. Taxis would not drop off too close due to the pathway in being very small. 3 mins walk from main square. Please avoid if a female.

Hi, me & partner stayed here at hotel riad ayni, staff were great, food lovely, room fab, roof terrace & pool fab, my only downside is the steps on outside/inside the pool & main step to the pool they were open needs coverage so you don't fall through for me especially. I would definitely give this hotel a thumbs up 🙂

We really enjoyed staying at Riad Ayni, it was comfortable, clean and well laid out. Youssef was incredibly helpful, he really made us feel welcome and made sure we had everything we needed plus helped with restaurant recommendations, activities & organising taxis. We cannot that him enough for being an excellent host!
Cons: The location was a little bit further away from the central medina then we expected, but once we got our bearings on the first day this was not an issue.

Breakfast was excellent, 10 out of 10. I really appreciate the effort the staff put into it. The rooms, bed sheets, pillows, etc were cleaned daily. We hadn't tried the pool, but the terrace was stunning at night and had a beautiful view. Also, the place where the riad is located is pretty easy to find if you ask locals (AZAOUIA AL ABBASSIA) and it's within a walking distance of many touristic attractions. The staff (Abdul Sammad and Youssef) were very wholesome and would hold conversations, give us advices and answer any of our questions. They even gave us a map with organized routes to be able to see most attractions of Marrakech.

The Riad is beautiful inside, there is lots of snugs and sitting areas including a roof terrace which houses the pool. The room was big enough, laid out nicely and decorated nicely. it was clean and tidy. the staff were friendly and the free breakfast was a lovely start to the day.
Cons: if you like sleep then you best hope not to get noisy guests like we did. The way the Riad is the sound unfortunately travels and the doors and walls are thin, you can hear when your next door neighbour goes to the toilet. We had some very noisy guests who were downstairs until 01:30 one night even though the Riads own rules state quiet time between 22:00-06:00 . unfortunately this wasn’t the case and I would have hoped the staff would have addressed this but they didn’t on both nights of our stay.

The guy who work at the riad (Youssef) was the best part. Very nice and easy to talk to, always with a smile on his face and very eager to making us have a good stay. The breakfast was very complete and the rooftop is a really nice place to be.
Cons: The riad does not have a parking space as promised. This created a lot of tension because we arrived and it was already dark outside and it did not feel safe to walk. The localization is very north which is far from the center.

Cons: The pool could be cleaner. There was no possibility to get breakfast package (to go) early in the morning as in other riads we stayed. Location is outside of city, so you need to take taxi to get there. The air conditioning was leaking.

We stayed 4 nights at this Riad. The staff were lovely and so helpful, they helped us book trips and make reservations at restaurants. They made us feel at home straight away. The breakfast was lovely, eggs, bread, pastries, pancakes, jams e.c.t. It was about a 10 minute walk to any kind of markets and then about 25/30 minute walk to the main square, Google maps helped us navigate the route very easily though. The Riad was super clean and well maintained, air con in the rooms and a tv. Would definitely recommend.

The Riad Ayni is a lovely hideaway very close to the heart of the Marrakech Medina. The team at the riad is so welcoming, extremely helpful and very nice. The rooms are very clean and modern, the AC works well and the roof top terrace with a small pool is very nice. The location just outside of the medina makes the riad a perfect place for exploring the Red City. Finding the place is a bit tricky at first but when you get a hang of the directions, it’s very conveniently located with approx. 10 mins walk from the central Medina.

The Riad was amazing and the staff more than welcoming, so nice, warm and extremely helpful! The location is also greats very close to the heart of the Medina, but on a more calm neighbourhood. First a bit tricky to find but when you get a hang of it, it’s a very convenient location! The room was comfortable and in very good condition and the Ac worked flawlessly. The pool is small but very refreshing and the roof top terrace is very pretty with beautiful flowers and relaxing sun beds.

I stayed on this road for 3 days and it was amazing. The room was big and comfortable with a nice bathroom. On the rooftop a small but amazing pool to cool off from the Moroccan heat. Aziz helped us in everything we needed and made our stay even more amazing! Thank you so much. We'll surely be back soon!

Situated North of the main attractions, this Riad is clean, quiet and comfortable. Aziz was helpful, the room was good and breakfast delicious. Be aware that the area is a little off the main tourist path, and after dark can feel a little uncomfortable until you get used too it. Also there are no ATM’s nearby. We booked a trip to the Ourika valley, but be aware that will include stops at some tourist shops and a feeling that you are expected to buy something. Better to book a taxi and make it clear you do not want to stop anywhere other than your chosen destination. The Riad’s menu stated that beer or wine could be ordered but that was not the case.

the hotel was great in price / performance. The only thing I can complain about is that people do not get to the hotel with the key to the front door during their stay. it is necessary to constantly ring and the bedding on the sofas on the roof did not come to me clean.

We booked 3 rooms in the riad/hotel and they were all very homely and comfy with air con and shower cubicals. Staff member Aizez was very helpful and tried to assist how ever he could - top marks.his English was limited but still good. Other staff at hotel knew no English so we had to use google translate- really our bad as we should learn the local language as we are the visitors. I would also stay again and recommend the hotel:-)

On the Orbitz site it states Free shuttle to and from airport. How ever, it is only free if you stay 3 or more days. The free shuttle cost a little more than$40 Us round trip. Otherwise, a+ on everything else.

Beautifully renovated Riad. Rooms have kettle and safe. Electric blinds keep the light out at night. Crisp white sheets, big fluffy towels, hot shower with good pressure. Best sleep for ages. Pretty rooftop pool, cosy chill out room. Breakfast: fresh OJ, pancakes, pastries, jams, olives, crusty rolls, tea and omelette. Perfect. Tucked away in a run down part of the Old town, no restaurants closeby but owner able to arrange taxi. We walked for about 15 mins to a fab restaurant.

Our stay at Riad Ayni was so lovely and the staff and facilities there really made the difference! A really big, big thank you to Mounir who really made the difference for us here - he cooked us breakfast every morning, brought drinks to us by the pool and even walked us out on the first day to make sure we knew which direction we needed to head. The rest of the staff - Adil, the ladies who cleaned our room were all so lovely too and they all really took care us and greeted us each time with big smiles! If you want to see the more authentic areas but still relax when you get back to your accommodation - this is the place to stay! It’s like a safe haven 💖 The communal areas and especially the terrace with the pool really make it a really oasis of peace and comfort! Our room As a side note for Marrakech in general, ignore all the hasslers who tell you roads are closed due to the mosque. Just keep walking, don’t let them phase you and you’ll find your way around in no time 😊

Great property for our holiday. Staff were very helpful and helped us with anything we needed. Bedrooms were well equipped, only thing is the doors/walls are quite thin so if there are loud guests it can be quite loud. Room was cleaned everyday by staff which was good. Roof terrace was great to relax. Breakfast was lovely and one morning we missed breakfast and they brought us some anyway despite it being past breakfast time. Easy to walk to the main square from the property. Lovely Riad.

We (a group of friends, female, 40s/50s) stayed at Riad Ayni for a few nights in April and had the loveliest time! Everything was perfect-this welcoming riad is beautiful, very clean, comfortable and spacious. The friendly staff were always there to help in any way. The owners of the riad live in Morocco with their family-we met Ziad; he was absolutely charming and so helpful. The rooftop terrace and pool were fantastic. We also spent time in the two indoor lounges, which are decorated beautifully. Our first night we had a home cooked tagine dinner at the riad, which was delicious. Alcohol (wine and beer) are readily available. Breakfast each day was a variety of Moroccan breads, freshly squeezed orange juice, gorgeous coffee and omelettes. Some of us had a traditional hammam in the riad’s hammam area, others had a massage. All very good value. The riad is placed very near to the famous Marrakesh souks as well as the lovely Jardin Majorelle. It is tucked away in a quiet corner, but in a typical Moroccan neighbourhood, which we all loved. I definitely plan on returning some day soon. Thank you Ziad, and all the staff at Riad Ayni!

Our book group has just had the best time ever at this gorgeous traditional riad. We were 8 women and were so well looked after by Ziad (Owner) and his wonderful staff. Nothing was too much trouble. We had a fabulous home cooked 3 course Moroccan meal in the first night cooked by the on-site Manager Kamar. A fluent english speaking local guide was organised for us by the riad and I also had a hamman in the riad - a very cleansing traditional moroccan experience on site! The roof terrace with pool is just amazing - so atmospheric to have breakfast up there and hear the call the prayer all around. The Moroccan people are so friendly and helpful. We felt safe at all times - apart from the bonkers scooters in the streets. I would strongly recommend Riad Ayni as a wonderful place to stay, beautiful rooms and fabulous staff. It's in an outer part of the medina and a walk right to the centre - but you get to see and experience the real thing - people, cart and donkeys in the streets, normal Moroccan life happening all around. For me, so much more authentic than stepping out of a hotel door right next to the main attraction.

Firstly, Ziad the owner of the property and the one manages it solely does not live in Morocco. However, he manages it remotely from France. I booked this Riad through Expedia by looking at the reviews given and the fact it was right in the centre of Marrakesh. When booking hotels, I ensure that all fees and taxes (including tourism fee) is included so I don’t have to worry about it when I arrive at the hotel and just enjoy my stay, and only Expedia have everything included in their prices. However, when we arrived at the hotel, I was asked to pay tourism fee of 25 Euros. I provided them with the evidence of fees paid to Expedia, but this was not expected and Ziad didn’t appreciate the Expedia invoice (bearing in mind this was done through text messages and not over the phone or face to face – so unprofessional). This went on for 2 days and then I decided to contact Expedia to confirm what I have paid and what was included in the payment and If I have anything due to pay at the hotel. Expedia confirmed, I am not required to pay anything at the hotel as it has already been paid for. I then asked Expedia to contact the hotel management regarding this issue, Expedia called the hotel, but no one speaks a word of English to have a conversation with Expedia, and funny enough the owner Ziad, has not given his own phone number so the company was not able to directly speak to him to sort this matter. I contacted Ziad myself to explain him the whole situation again but Ziad replied aggressively “I don’t have time for this S***, if you don’t pay now, I want you to leave the property right now”, it was 8pm at night and obviously we had a few more days left and I didn’t know what to do and I had no choice but to pay 25 Euros to his team. The aggressive behaviour he showed towards his customer was not acceptable at all therefore I contacted Expedia and explained the whole situation and Ziad’s behaviour and his rude & aggressive tone!! Expedia have not only refunded my money back but also removed Riad Ayni from their website. It is not always about money, it is about principles, why should I be paying for something twice?? Ziad was so adamant and not willing to understand that tourism fee was included in the taxes which were already paid for and kept repeating that the taxes and fees included VAT and not tourism. He really needs to educate himself that I am not required to pay VAT being a foreigner. If he really didn’t understand this, he should have directly contacted Expedia (as I booked from them) but instead he decided to behave in an indecent manner towards his customers. @Ziad – please don’t bother justifying yourself as I know I was in the right and you were a rude, adamant person, and would also suggest you have a better understanding on what you are offering to the customers. I would not recommend this Riad to anyone solely because of the behaviour and the attitude the owner of the property has shown towards me, showing no respect what so ever!!!!

Coming from inside the medina using google maps was a bit of a challenge on occasion, but worth it. I recommend & would stay again.

We booked to stay at Riad Ayni 15 hours before we were due to fly. Our Riad via Airbnb had cancelled on us less the 24 hours before our trip. We booked Riad Ayni then I read the reviews. I was worried as some people had said that the Neighhood was "scary" and the locals "unfriendly. " We spent 5 nights at the Riad and walked through the local area many times and at different times. The Neighhood is lovely. Little shops of all kinds. Children playing in the streets. Woman getting on with their day to day tasks. Men selling their wares. So unless you're scared of normal Moroccan life then you'll be fine. We had no hassle at all. I even engaged locals in conversation by greeting them in Arabic. I would point out that I did dress appropriately in the local area, trying to stick to local customs and maybe that makes the difference. The pool area is the perfect place for showing more skin. Riad Ayni exceeded our expectations. The place is very clean. The cleaners clean the room daily, the rooms are modern with all the tradition of a typical Riad. Slippers and water are provided in the rooms. Monier made us feel very welcome. He couldn't do enough for us. Walking us to restaurants and to the ATM. He is an excellent member of staff. All the staff were amazing. The breakfast is typically Morrocan and fresh. The pool area is a perfect place to spend the day if you're fed up with sight seeing. We had a lovely meal cooked by Monier on our last night, which was delicious. I would also recommend I Limone which is a 10 min walk from the Riad. We ate there 3 times and I would highly recommend the Lamb, fig and Walnut Tagine. We would love to come back and stay at Riad Ayni but we will bring our children next time. Thank you Riad Ayni for a very relaxing break.

I was going to give 3.5 stars for accommodation BUT when we trying to leave staff told us we need to pay €10 for the tax. I checked later everything was included in the price we paid! It is bad enough outside when everyone pestering you for money,but staff too... sigh.

Wr have choosen Riad Ayni as a base for our Marrakesh holiday- base to feel safe, base to feel clean, base to feel local and base to feel home- with an affordable price-value ration. The staff has been our mothers, fathers and friends at same time- being there all the hours we needed and hidden all the time if neccessery. Perfect assertive mix of highest quality service, but still human and soft. Reccommended to everyone!

A beautifully designed raid. Gorgeous terrace and pool. Good value for money. In the medina but not in the thick of it. Far enough away from the hustle and bustle but can walk to tourist attractions. All staff were extremely helpful and couldn't do enough for us. We even did the cooking class they offered which was fab. A fantastic stay and would highly recommend! Thank you for having us!
