As shown on the pictures

Cons: I arrived very late at night and asked for the WiFi to inform my family that I arrived well. The man first did not want to give it to me because he was afraid I could be too loud making a call. only when I promised that I am not making a call he gave it to me. Also, I had paid for breakfast but left as well early in the morning - when I asked if they could give me the breakfast as take away they refused it and explained this is only possible when a journey with them is planned.

Cons: The lack of English from the staff/ I am actually sorry for the guy at the checkout he was trying to be nice even though he did not speak a word of English but my mood was awful from the treatment received the previous night / Their taxi driver was a normal driver, definitely not a licensed one, very bad experience and a very much of a stressful situation for a woman, the reason why I requested the taxi service was for me to feel safe to go from the airport to the hotel but it was not the case / When I arrived a Huge Coackroach was at the reception close to the kitchen and when I pointed it out the guy seemed to be annoyed and he also gave me a very sexist comment not requested/ No Shower Gel in the bathroom or any shampoo, there was only a face towel / Not a door to separate Bathroom and Bedroom but only a little curtain.

The owner was a really nice guy, and the other guy who spoke English was very helpful with advice about where to visit and everything.

Cons: The room wasn’t clean, and everything that happened inside the room could be heard from outside. The English-speaking guy could be aggressive at times. (We were just having a normal conversation in the room and didn’t realize it was so loud. Instead of asking us nicely to be quiet, he shouted at us saying, “Stop talking.”) That’s not how you should treat your guests. Anyway
we checked out 5 days before because we don’t want to just accept his behavior. I would never come back here again. Also, the way to the hotel isn’t very safe. On our first day, we were almost robbed, and we got threatened four times by the same guy who tried to rob us, since he lives on that street.

We really enjoyed our stay at Riad Bab Lakhmiss! It is such good value for money and the owner Frank and the night manager Abdel are so lovely. Big shout out to Abdel who sat down with us on the first evening and explained some tips and tricks for the area, and showed us an offline map app to use. We really appreciated this! The breakfast was lovely warm pastries and bread, with a selection of jams and some cream cheese, alongside orange juice and either tea or coffee. Its simple but yummy! The pool was actually slightly bigger than I expected, and was perfect for cooling off in during the very hot June weather! The interiors were lovely and you really do get that riad experience at such a low price point. Would highly recommend for your stay in Marrakech. Video of the property: https://www.tiktok.com/@erinrobynoriordan/video/7522036052656213270

Cons: Our AC wasn't working properly, the staff did try to fix it but I think there was some problem with the coolant so probably need to get a service person in! We slept with the window open into the centre of the Riad which helped cool the room down and we weren't particularly bothered by any noise - but of course depends what you are used to.

The staff were so lovely and helpful. Abdel stayed awake for us as our plane was delayed, and we checked in late. He showed us an app to navigate the area offline and bookmarked all the highlights in Marrakech for us. The lovely man running the breakfast service remembered our drink order and had it ready for us without asking the following mornings. Clean sheets and towels, and they made the bed for us each day while we were out :)

We stayed at the riad for 6 nights and had a wonderful time! It’s beautiful, very clean and even though it offers basic amenities, you still feel so rested and comfortable. The rooms are clean and comfortable as well. Staff are very friendly and helpful! We met some fun travellers while here for the week. The Riad is located in a residential area so it’s better to download Maps.me before you go as the road isn’t accessible by cars. The taxi will leave you about 5 mins away. There’s also a beautiful rooftop with stunning views of the medina!

The Riad is located inside the medina in a residential area. It’s beautifully decorated, rooms are well equipped and cleaning takes place daily. The breakfast is also very reasonable and delicious. There is a terrace as well and offers good views. Staff are very friendly and always ready to help! Rooms overall feel very cozy and comfortable.

Cons: The location! Download maps.me before you come because google maps and other maps will never show you the correct route. We got lost for almost an hour in the medina in the middle of the night because our taxi driver couldn’t get any closer to the riad. Thankfully, the staff are so wonderful they guided us step by step and we arrived safely.

Bed was reasonably comfortable, breakfast was fine, neighbourhood was mostly families and felt safe, good water pressure in the shower, staff helped us add map points of sites with maps.me

Cons: The sewer gas/smell in our room was overwhelming and the staff acted like that was surprising (it was obviously a regular/normal occurrence). Only one faucet at our sink worked and it was very cold water - to wash your face you would have to wait to heat up the shower instead of using the sink. The soap by the sink went missing for 24 hours and we had to request it back. The wifi was great in the dining room but dodgy in our room. Twice when we were out we came back to find our door unlocked and wide open exposing our laptops and video camera even though we had locked the room before we left. If they unlocked it to clean/air it out, it should have been relocked afterwards. The biggest thing that bothered us was that the staff acted like helping us with procuring taxis was an unreasonable request. The night before we left, we asked for help in getting a taxi to the train station, they claimed that they didn't have any numbers for taxis and couldn't help us. On the morning of our departure, the staff told us to walk to the hospital (10m) with our luggage because taxis congregate there. On our way to do that - what choice did we have? - a proprietor from a different ryad, saw our difficulty and offered to phone a taxi for us. It was so simple and straight forward for him to do that and we didn't even stay in his establishment! That really rubbed us the wrong way - why make things difficult for your guests?

The riad was really beautiful! The room was quite modern with an own bathroom. The location was good, on the edge of the medina. It‘s an around 10 minutes walk to the center of the Medina. You have to walk through some side streets where we didn‘t want to spend too much time, but just walking through them was alright. Cons: The information about this Riad are fake, the services written here are FALSE and the pictures are not realistic: 1) There is NO PARKING, the Riad is inside small roads, you cannot get there by car and have to walk 10/15 mins from the closest parking spot. Here on booking they say they have a parking and I booked here exactly for this reason, turn out they have NO PARKING! Please remove this from the services you offer because you do not offer parking! ->> There is "PARKING ON SITE" written on your booking description, you better write real things here! 2) the breakfast is very average and the jam and butter portions are smaller than a coffee cup (for 2 people). Nothing like the picture they show here, no fresh fruit, we asked some more jam and butter and they later pointed out that we did not pay for it -was never asked. Adding picture 3) there is NO POOL! What they have is a 1mt for 1mt tub full of unbathable cold dirty water. But still they say they do! 4) I booked a “superior double bedroom”, but no room is superior. They are all the same. In the services is written “pool view” and “private pool”, but there is no pool. Still you pay more than for a Riad with no pool. This is really a lie and you know you are telling fake things to people! The Riad is very small, far from the center (>30mins walking), the guys from the staff are nice but the girl is rude and uncaring, in the streets there is loud noises and motorbikes passing by all night long, not quiet, we slept really little. I’ve red the reviews here saying things that are totally false, clearly these are fake reviews and a false good rating, and they are selling services they don’t give at all. Don’t go here, spend your money on a place that gives you what you pay for!

This was my second time there and I can confirm that I made an excellent choice. *Location perfect, in the heart of the medina where everything can be reached by foot in a few minutes. * Super abundant breakfast, 4 of us never managed to finish the excellent food served to us, every day with different specialities * The room is cleaned and tidied every day! *THE STAFF is Amazing!!! Wijdane, the lady who works there She always has a smile on her face and is very sweet and caring. I will miss our morning hug 😍. Abdel recognized me after a year, it was like finding an old friend. He is always willing to help you with anything and full of great advices. Last but not least, Frank is full of energy and he always spreads good vibes!! What to say more
I might comeback for the third time đŸ€Ș

Everyone was very polite and we liked the breakfast. The room was clean and comfortable. The interior design was pretty.

Cons: The pool is rather a decoration than a facility (it is located in the hall and it’s quite dirty). So it’s not a private pool as the description says.

Riad Bab Lakhmiss & its people are great! I stayed for 2 weeks - longer than the usual guest, but it was a great place to explore Morocco from. Breakfast is different every day, and my bed got made and received fresh and clean towels each day, too! The staff are very friendly, helpful, and caring. They can help you navigate the medina streets & think of where to go. Most guests spend the whole day outside, but because of my chronic illness I also spent quite some time at the riad & could enjoy the quiet rooftop and the refreshing pool. The dinners they offer are delicious & great value for the price - they make it vegetarian upon request :) The daytrips (I took 4) were also easily arranged and are definitely worth checking out!

What a gem of a place! Once we found Riad Bab Lakhmiss, we were given a very warm welcome - something that was constantly there throughout our stay. This is like staying with family - everyone is so helpful and friendly. One arrival a beautiful pot of mint tea was served, during which we completed the formalities, and very importantly had a very informative chat to our hostess, providing us with invaluable tips to make the most of our stay in this incredible city. One mega-tip would be to download the MAPS.ME app before you arrive. This is "Google Maps" type app that works off-line. Believe me, this app will become your best friend! Vehicle access is difficult, so the taxi will likely drop you a 5 minute walk away - however without the app it is not easy to find. The Riad is beautiful inside, so charming and very clean. The bedroom - whilst basic - is very comfortable and we slept so well throughout. Beautiful breakfasts are served 8am-10am, and the rooftop terrace is a lovely place to relax at the end of a day. Thank you Riad Bab Lakhmiss - we had a brilliant stay with you!

Excellent location in the medina of Marrakesh. Great value for the price. Very tasty 3 course meal on my first night cooked by the riad staff, I would highly recommending a meal there. Breakfast on terrace was lovely, and a very helpful team throughout my stay. Small bedroom but comfortable.

Cons: Cleaniless was generally acceptable (no horrors). But rooms could be little cleaner (e.g. the floors needed a sweep, and the bathroom was reasonable but could be better). The pool however was not clean and I decided not to use it (the water looked green and you couldn't see the bottom). Water was replaced during last day of my stay.

Lovely riad in the Medina. Lovely courtyard and roof terrace and a plunge pool for when it gets too hot. The air con is a lifesaver and comfortable rooms. Owner and staff are friendly and helpful.

Cons: Only downside is the narrow streets of the Medina and the hawkers trying to take advantage of lost tourists. Just use google maps and ignore them and you will be fine.

Lovely little hotel in the heart of the medina. The gentleman who checked us in was so friendly. He also helped me download the maps app and pinpoint all the must sees. The breakfast was cooked fresh when we were ready and the rooms were cleaned every day. Unfortunately, we had to check out a day early due to a family emergency. However, I would recommend the hotel, and if I ever return, I will definitely stay again. Thank you to all the staff

The inner courtyard looks good, it is beautiful.

Cons: The gentleman who is there overnight spoke nicely to us when we arrived but after I found a stain on the bed and went downstairs to tell him, he changed his attitude and became verbally aggressive. When I pulled the blanket aside to go to bed, the sheet had brown stains on it. I went downstairs hoping to get another sheet, instead I received shouts from that gentleman who said that we would have made the stain. The room was dirty, the tiles were not washed neither in the room nor in the bathroom, and there were also ants in the room. I didn't say anything about all this, but I wanted at least the bed I sleep in to be clean. The gentleman became very angry at the remark made and raised his voice at me, being very threatening.

The Riad was really good, we enjoyed our stayed. For being at the Medina, the location was in a quiter area which was a relief. The personal was really kind and helpful. Everything was clean and tidy. If anyone is looking for experiencing a riad style and being close the Medina, I would totally recommend it.

Cons: I could only mention that is hard to find, but it is like that in the entire Medina.

We take full responsibility for not educating ourselves as much as we should have on what to expect from a Riad, as we had never been to Morocco before. However, the way we learnt was unwelcoming and quite rude. From this single encounter we were treated with unpoliteness and unlike any other guests for the rest of our time there. We are still confused how our experience was so unpleasant and different to the overwhelming positive reviews left by other guests. There was a clear language barrier, and if you don’t speak fluent French the staff are not so interested in speaking with you. Some things we asked or spoke to staff about were brought back to us as if we miscommunicated with them, but it was the opposite way around. Staff will go into your tidy your room. Not only this but the staff moved our items around the room and into the cupboards if ANYTHING was left out. We spent a lot of time trying to find where these items had ended up. The sheets aren’t changed or washed just bed made. We used the same towels for the full 5 nights - they were just put out in the sun each day and brought back in. The doors to each room are fitted with padlocks, so be sure to take all important items out with you aswell as fitting your own locks on your bags as it’s an extra charge of €30 to use the safe. One member of staff spent most evenings smoking in the centre of the Riad, which meant when you went to bed you were breathing in the smell of smoke. This is fine but a heads up that this was acceptable would have been useful as we would have avoided here as one of our party has breathing problems. Staying in the only downstairs room was very daunting as you could hear everyone outside your door and everyone could hear you, including your toileting business. There did not seem to be much privacy in this room. This was the standard room. I would advise anyone else to pay extra for the superior (not that it’s any bigger, just it’s not right next to the office and opposite the kitchen). When upstairs it felt like you had more of your own space. In our bathroom, there was mould growing across the ceiling. Again, not great for anyone with breathing problems, and generally just quite unpleasant to look at and know you’re breathing it in. There was also a stench of sewage that you could smell at the front door quite often, which created a bad odour in our bathroom (which was basically also the bedroom). When using the wardrobes, that she allocated to us at the beginning very oddly, by the time we came to pack after our trip, the wall had crumbled into the suitcase and covered our belongings in plaster. Breakfast is at least 2 bread products, so very carb heavy. One of our party is severely gluten intolerant, and although we did not bring this up to the staff due to feeling isolated and unable to, we paid for breakfast and didn’t really enjoy it. We also didn’t know that it was an extra charge for breakfast. A few different baskets are provided, however you do not order or give any preferences. (Moroccans eat bread in all meals, something else we learnt). Due to the thick gluten diet we spent much time on our toilet (that everyone could hear), and were going through a lot of toilet paper. The last night we stayed we had to ask for some as we were not provided with anymore. When checking out, we were aware we would be getting charged for the city tax and for our transfers to/from airport. However, the way the member of staff was going about it was as if we were being fined. He was very aggressive, made us feel like we were dumb, when there was a clear language barrier (yet again). If you’re British, get out around €50 in cash for this. I am still unsure the Riad are aware the UK use a different currency, and we were unprepared for this. I was charged 3% extra because I used my card. We feel paying these charges at the beginning of the stay would make for a less abrupt ending. The location is good, close to little stalls where you can buy necessities such as water. 15/20 mins walk to the main medina where all the souks are. However, there are definitely other Riads of a more central location, and a more pleasant stay, so I would recommend looking at these instead. Additionally, you have to ring the doorbell/knock every time you wish to enter the Riad. This made us feel very watched and uncomfortable, given the already explained rapport between our group and the Riad staff. We would have preferred a key or a code to enter. In summary, if your first language is English and/or you were looking to book the standard room, this is a BIG no. It might be cheap, but there’s a reason. But it is decorated nicely. Liked the blue colour in our room. Lovely terrace to use during the day and in the evenings (when the lights were on). No comment on the pool as we didn’t use it, it looked like a plunge pool. Also, the air conditioning does not work, which made for an even less comfortable stay due to the temperature being over 30 degrees Celsius most days. The recommendation of the Maps.Me app was very useful by the hostess as this can be downloaded and used offline to navigate the medina streets (better than Google or Apple Maps can). Thank you for recommending this app.

It was simply exceptional. Everyone is super helpful and kind. The breakfast was always great, and they varied what was being served each morning. The air conditioning was super helpful since the weather was really hot those days. Their homemade couscous was the best we tried at Marrakech. We booked a tour to Ouzoud with the Riad which was really nice. And the best of all was that I got sick on a holiday, and the sweetest lady from Marrakech who works on this Riad helped my partner to get me medicines from the only open pharmacy on that day and cooked me a special diet, so I could get better. Could not be more thankful.

Cons: Nothing worth mentioning.

Welcoming and friendly staff. The owner of the hotel helped us with the laundry, after which he himself hung it up to dry. At the market, we were deceived with a watermelon, selling an unripe one. The staff kindly talked about how to choose the right watermelons, after which they treated their ripe ones (ours had to be thrown out) Everything was clean, there was shower gel and shampoo in the shower. The air conditioner worked great. The terrace where we had breakfast was cozy and the breakfast itself was excellent. Swimmingpool! It was a great end of very hot day😄

Really lovely little guesthouse with a unique and much-appreciated cold-water pool in the main lobby. It was delightful to cool off in the heat of summer. Really nice breakfast, good laundry service and within walking distance of convenience stores. Really friendly staff and lovely-smelling soap provided in little glass bottles - nice touch. Wifi was slightly temperamental and the AC didn't fully cope with the extremely hot weather we were having, but overall a great place to stay.

The outstanding feature of this place is the dipping pool in the main lobby. There's a cold-water pool big enough for three or four people and it's absolutely delightful. Nice bathroom area and friendly staff, good breakfast.

Cons: Wifi was a bit temperamental and air conditioning wasn't that effective. The seating area for breakfast was right next to the AC vent, so a bit hot. I imagine that's wonderful in winter, but not so much in 30c heat.

The room was cute, and the bed very comfy. Franck, the owner and Joley, the day staff were very friendly, nice and welcoming.

Cons: The night staff guy, Edy?? He was creepy and unfriendly. The night before we were due to leave, when we were heading out for the evening, he asked us how we were going to settle our bill, cash, or card. I said that it would be a mix of both, he said okay and we went out. When we arrived back, tired from walking lots, he asked us to settle the bill. I said that we'll do it in the morning. He then got arsy saying that we are paying some cash and that the day guy did not handle cash well. I said that I was tired and did not want to deal with it now, but he was getting aggressive and demanding we pay. To shut him up, I asked for him to get the bill ready, and I'd go get my money. When I saw the bill, the arranged price had been written over with a higher price. This made us feel as though he was being dodgy and trying to make a bit of cash. I challenged the price, and he got angry and called the owner. They spoke in French so could have been talking about the weather for all I know. He then said okay and changed the price back. I told him I would pay by card only. He then converted the amount into Dirham and added a card charge, I was not happy with the price and said that I would pay in the morning. He started shouting at me, and it turned into a huge argument, but I still refused to pay until the morning and went to bed. That made our nights sleep bad, as we were worried and also he spent the night making loud banging noises, we think on purpose. The next morning, we avoided him and went to breakfast when the day guy started. I settled the bill with ease and no extra charges. I have never needed to settle a bill the night before unless I were leaving at a very early hour and to have that type of aggression when you're tired and just want to go to bed, is not good customer service, it is someone trying to scam you. The location is also far out of the way.

Cons: There were 2 mice in my room, I tried to chase them out of my room but they ran in the toilet and under the sink. I picked up everything that was on the floor and kept on high shelves knowing they are lurking in the room after I go to sleep. There is no door in the toilet, works if you are a couple but the lack of door stinks up the bedroom if someone is taking a dump. Area not very safe after 10PM as all teenagers are out in the street pounding music and harassing any passing by tourists asking for money and are relentless in their requests.

Loved having breakfast atop the Riad. Super peaceful. I loved having fruit and mint teat. And eating what the Moroccans usually eat for breakfast. I liked that we could put something in the fridge if we needed to. I liked that the staff were friendly to answer and help with any questions we had about the area. I liked that they had a pool we could dip in to cool off. I liked we could leave and show up anytime. I liked it was quiet. I liked that they had cold water for purchase if needed. I liked they went above and beyond to make us breakfast outside the usual hours (10:15am) and they make tea when we asked (2 euro) and one staff even got me some spices from his hometown. (I gave him money to get some). I figured if he’s using it, then it must be legit haha.

Cons: One thing that maybe could have been explained better was the tax per night before you book. Although now I know it’s for all of Morocco. I didn’t realize this when first booking. If water bottles were included, that would make the experience better. But really, no complaints overall!

The staff were very friendly and helpful. We were especially very happy with Abdel and his helpful tips. Our dinner the day of our arrival was great and breakfast was good overall. We also booked an excursion through the hotel which made things easier as well as transfers from and to the airport.

Cons: Unfortunately not clean enough. The day of our arrival, quite late and as we were ready to go to bed we found a couple of hairs on the pillows and as we took off the duvet we found three more on the bedsheet. We asked for a change of bedsheet, pillow cases and duvet cover, which we were given, however we had to change them ourselves which is not something we were looking to on our holidays. The new bedsheet had two holes probably made from cigarettes touching on them but we were too tired to ask for a new bedsheet. The bedside tables were quite dusty and I bet they still are. Also during breakfast the mugs and plates didn't look quite clean. More attention should be paid in cleanliness overall.

Breakfast: This riad is very good for serving breakfast. They serve coffee and tea in pots, and also their pastries are fresh and hot. Room: Although it was cold at the beginning, the staff provided as a heater.

Cons: Location: The location is complicated and google maps does not provide all the streets. We did not feel safe when we were going to the address. When we were going to the address inside the Madina, we missed the first junction and then turned back. There was a guy waiting at the junction and telling us to help. Although we rejected his help, he was still walking in front of us. At the entrance of the riad, he rang the bell and the staff welcomed us. However, that guy was asking tip. I said no but he insisted to be paid. Here the problem is the staff and the staff did not tell that guy to leave. It was very annoying that we were at the main entrance and waiting for that guy to leave. The staff was waiting us to give some tip to him. We understood this from the staff's gesture and the way how the staff spoke to him. When the staff got we did not change our mind, he told that guy to leave. However, apart from that staff, others were very nice to us.

Staff was really kind and helpful. Probably that is the best thing about this accomodation. Location is pretty good as well. Breakfast is fine.

Cons: Unfortunatelly there are few things that didn`t meet our expectations. First of all cleanliness was 5/10. It looked like they are not changing sheets for bad. Also, bed was not comfortable as we expected, Maybe the worst thing of all is that there was not heating. When we booked the room it wrote clearly that there is heating. But air condition is obviosly working just in summer. Nights in riad is pretty cold in February so I would absolutely not recommend to stay without heating. Terrace doesn`t look so nice like on the pics. Blue beds are not clean at all, so it was not really possible to enjoy sun on the roof. Pool is absolutly not possible to use, cause they are never cleaning it.

We had an amazing 5 nights stay at Riad Bab Lakhmiss on November 2019 and we enjoyed every moment. The owner is such a great man, ready to help and answer all of our questions. A bit difficult to find the place in the Medina at the beginning. Delicious breakfast on the terrace. Just minutes from Jamma el Fna and Souq. Can't recommend enough!

My partner and I recently stayed here and were very happy. The staff here were so wonderful to us. You can ask them any questions at all about the médina and they will always help you. We got lots of advice about good routes to take, safety, good prices for things etc. They definitely made the stay a thousand times easier for us! The room is good, reasonable given the price. Our bathroom was pink which was a fun surprise. They also provided a simple but filling breakfast which we enjoyed.

Location may be intimidating as riad is in a local neghbourhood. On first day the local youths closed in on us trying to escort us to the riad for a fee. Riad is hard to locate.Riad staff are good. Riad feels very homely. Breakfast was okay. There was hot water and shower. AC in room. If you do book this riad, please down load the offline version of Map.me This app is great and helped us to subsequently find our way from and to the hotel. Thanks to the riad for providing us with this app to down load.

Our stay at Riad Bab Lakhmiss was excellent! Their staff are friendly and rooms are superb. Location to the main square is literally a 10 minute walk. It’s best to go with a guide first as the walk ways are narrow and they’re plenty of turns Me and my fiancĂ© definitely recommend this Riad.

Our host Yassine is one of the nicest and most genuine people you will ever meet. He speaks several languages so communication was always possible. He has a great sense of humor, a heart of service and provided whatever we needed. The riad itself was very freshly decorated with clean and comfortable areas everywhere, including a nice public sitting area and a terrace where we made friends, shared stories and laughed with several other guests! It's a bit hard to find on your own so maybe a taxi is a good idea. It's located in a very authentic old Moroccan neighborhood with narrow streets, shops and a very vibrant street scene. Serene the neighborhood is not, but that was OK for us. Morning mint tea and a tasty breakfast every day was very nice. As a bonus, the owner is a French chef and prepared dinner for us on our first night. A 5-10 minute ride to the square Djamaa El Fna, even walking distance if you don't mind being adventurous. And if you'd like to talk the blues with Yassine, he's a big Eric Clapton fan. We would absolutely stay here again!

The owners are so lovely and very helpful. Abdul is a legend. They have a pool, comfy beds and tortoises.. Enough said. Handy tip: the tortoises are easily distracted by watermelon. All in all Riad Bab Lahkmiss is a beautiful place and I very much recommend it

A lovely Riad. The owners and staff are so helpful and friendly. The room was very clean and tastefully decorated with a very comfortable bed. It's a little out of the way but they give you a map and full details of directions to get to and from the riad, which even I could follow. it's very close to the Marrakesh Museum. but don't let the local boys take you or convince you that you've gone the wrong way as they will demand money. Would definitely go back again.

Lovely place to stay, staff friendly and although English wasn’t the preferred language made the effort to speak it, my school French got me by though! It’s an oasis in the madness of Marrakesh. It is out of the way so don’t be fooled by the “helpful” locals wanting to give you directions for money.
