Every inch of this beautifully kept Riad is amazing. Every minute of the day spent here was amazing. A dream come true. Jana and simo are the perfect hosts. Fatima works so hard and is amazing at her job and Moau Moau is beyond gorgeous. Such an amazing time away to chill. Will definitely be visiting again soon :)

The hosts were amazing and made our stay absolutely perfect. As soon as we arrived we were greeted with warm smiles and we got given tips on where to visit and what to know about exploring marrakesh. They were more than happy to answer any questions we had. The riad itself is beautiful, amazing location and super clean. Stepping in from the busy streets outside into the riad, it was like a completely different world. So peaceful. As we left early on our final day we got given a lovely packed breakfast to take with us to the airport. Thank you so much!

The stay is beautiful, its closer to the tourist places in the medina. Its on the old city but the option to explore is easy from the stay its 20 min to all famous site seeing and cafes. The hosts are just amazing and sweet , they all look after you like their own family and treat you with love and care. Jana gives you all the information needed she is a sweetest human I have ever met. They will arrange a cab for you too if needed. Breakfast is outstanding and clean. Will highly recommend this stay , but the walk to the main road can be a little crowded/ dusty. But if you want to save money on cabs this place is 20 min walk from all tourists spots

This Riad Aguaviva gave us an excellent base to experience Marrakesh for five nights. Our hosts, Jana and Simo were brilliant, attentive and flexible to our questions and helped us with our itinerary, with advice and practical information. We enjoyed a quite few hours on the rooftop terrace when we wanted to escape the frantic pace of the city. Breakfast was a tasty start to every day.

Cons: It would have been nice to have been able to get tea or coffee in the afternoon. - maybe a kettle in the room.

The atmosphere and the staff was very good. The host made every effort to make our stay as enjoyable and comfortable as possible. They went above and beyond to make sure our time in Marakesh was memorable and gave us lots of tips on getting around, how to haggle and general information about Marakesh and Morocco.

Cons: Location is good, close to major attractions but can be difficult to locate.

The Riad is perfectly clean and decorated! Everything is super beautiful, it’s so silent and peaceful, like a small oasis inside the Medina. As soon as you enter there is fresh incense smell and calming Moroccan music playing. The breakfast was delicious and plentiful everyday and my parents were also offered complementary fruit salad and freshly squeezed orange juice in the afternoon! :) Jana, one of the owners, was super helpful and thought us how to navigate Marrakesh and how to behave to avoid being scammed at night. She also warned me about Ryanair print-only boarding passes, saving us 30€/person if we had to print them at the airport! The rooms all have working AC and the Wi-Fi in the Riad works flawlessly. All in all, this was an amazing stay, me and my parents were very happy! :)

Cons: The location/entry can take you by surprise at first, since it is in a small street in a local neighbourhood, but only on the first day. The remaining days we were welcomed by very polite and playful children outside the Riad :) it’s a safe neighbourhood!

Amazing hosts Jana and Simo. Clean, tidy, cozy, air-conditioned and exceptional Riad. Well done Fatima as well. Delicious and great breakfast. We felt like at home, safe and comfortable. Nights were quiet, so we had a good rest. Soaking and chilling in the pool was relaxing. From lovely, kind and friendly Jana we got all the important info, advice, instructions about Marrakech and how to behave and walk around the city. We enjoyed company of Moumou too.

Cons: Just a friendly advice. Probably would be useful to add a small fridge in the terrace for the guests to use. Otherwise there is nothing to moan, complain and not to like about this awesome Riad Aguaviva.

We like everything in Riad Aguaviva. We really feel at home. The room was big enough and cleaned every day. Bathroom were also nice. Jana and Simo are incredible. They are so welcoming. I had a big issue with my luggage and Jana was so helpful with us, recommanded us all best places to find what we need, and to find good restaurants. It was always a good time spending chatting with Jana. She gave us really good advices :) Breakfast was also so good! The terrace was also so quiet despite the city. Despite the fact that the streets was too small to get there by car and can be surprising when you arrived the first time, it was really safe even by night and not that far from the center of the city. So if you want some place where to relax and really feel like home, go to Riad Aguaviva. Thank you again for your hearty welcome. We will miss you so much.

This is a very surprising place. The hotel (Riad) is located inside the Medina. From the street, you simply enter a low passage in the wall and after a while you find yourself in a beautiful interior. You won't get there without further instructions. After us, the owner came out to where the taxi stopped. It's a very nice facility. It's very clean. Inside there is silence, only the chirping of birds and atmospheric music can be heard. The hotel owners are extremely nice. At the beginning, you will get all the necessary information on how to get around the Medina and Marrakech, what is worth seeing and where to go to a restaurant. Breakfasts are sweet, very good, consisting of locally made products and fresh fruit. The coffee is brilliant. If you want to experience adventure and feel the real life of Marrakesh, this place is great. A walk, among blacksmith forges with burning fires, tailoring shops, stalls, donkey carts and mopeds, will take you to the main routes of the Medina in 15 minutes. We are very pleased with our stay. It is worth using the transport offered by the Riad, the price is low, and the owners will make sure you get to the facility and leave for the plane at the right time.

Cons: Some birds living in the Riad are too noisy at 4:00 am.

The place is very nice: clean, quiet, lobby smells nice. The host is very hospitable and extremely helpful, but the true gem is the resident tom cat - Momo.

Cons: The location is good (quiet and approx 20-30 minutes walk from all the main attractions etc.), but you have to walk through a bit rough, but safe area of garages and workshops. It's not the most pleasent walk, but you pass it by in 5 minutes.

Hospitality of the host was great! Jana’s advice about Marrakech Medina was always accurate. She has a lot of knowledge about Marrakech, for example, where to eat when you want to enjoy alcohol, where to buy perfume in a good price, or how much should we pay for a scarf at the souk. The location of the Riad is also very good for a traveler who wants to walk around the Medina. We can go anywhere in the Medina in 30 minutes on foot. Inside the Riad is beautiful and quiet, and is very good for a relaxing stay.I was very surprised that, outside to the Riad is very hot while inside is very cool and comfortable.

I had the pleasure of staying at Riad Aguaviva, and I must say, it exceeded all my expectations. From the moment you step inside, you feel right at home in this beautiful, fragrant abode, where tranquility reigns supreme thanks to the incredibly friendly staff, Jana and Simo. The entire house is beautifully decorated, impeccably clean, and filled with delightful scents. The location is perfect for a peaceful getaway, with absolutely no noise from the street disturbing the serenity. Jana is incredibly knowledgeable about all the best restaurants and shopping options in the area. If I could rate this accommodation more than 10 out of 10, I would do it in a heartbeat. Thank you all so much for the wonderful experience, and I hope to return again someday.

The place is absolutely perfect. It's a heaven on earth. Look no further, book it immediately (You'll thank me later). A small riad (6 guest rooms) with plenty of space to sit, talk, drink, play boardgames and enjoy the evening (or the whole day). It's an oasis of peace and relax. Smells and looks beautifuly. You'll want to stay there forever. (And they have a small, funny, cute kitten that loves to play) Look The Riad is truly beautiful. The whole place and each part of it is stunning. The attention to details is amazing. You can shoot hundreds of photos in the Riad as each corner, wall, picture, sculpture, furniture is a piece of art. Amazing! Breakfast Continental one but you'll not be hungry. It is delicious, sweet (jams, honey, pancakes, omlette, fruits, etc.) served on the terrace in enclosed part with A/C and heating, so if it is chilly in the morning it is still comfy and cosy Diet We have celiac, lactose intollerant and other restrictions. And they matched all of our dietary requirements, even exceeded the expectations. This was a gluten-free heaven! The gluten-free options for each breakfast were made to match the regular breakfast. It was never the case, when the GF breakfast was missing anything. The GF versions were even better that regular ones. We've had the GF toasted baguette, GF fresh moroccan bread, 2 sorts of GF Moroccan pancakes - all of this for a single breakfast! Rooms Each of our 3 rooms had it's own unique style. Cleaning: daily. Beds: comfortable, A/C unit: individually controlled. Bath: clean, nice. Toiletries, towels: great. Rooms: not big, but it ok since living in riad encourages you to use the (amazing) common space more Owners I have never met such a fantastic service in any place, ever. It amazed me every day. The attention to details is unbeatable. Reach the stuff with anything and they are able to help you. They know the city, tours, maps, things you can buy, etc.

Cons: The place might be hard to find and access, so my advice is to consider taking an airport transfer organised by riad. Please also note that after a visit in Riad Aguaviva your next stay in any other place will not be the same. This is a place that sets the bar so high for others, that you might find all of your future vacation locations disappointing after you'll compare it to Riad Aaguqviva. ;-)

The best part of the Road was the couple managing it (Jana & SiMo). They have been so helpful right from the start. Jana has been so generous in giving us tips to go around, ensuring we don't get fooled by the local boys, and suggesting some really nice places to visit. Overall, I'd say it's one of the best Riads with best people managing it

Cons: The location was a bit confusing initially, but that's something you could easily navigate once you get there.

We were absolutely positively amazed by the Riad Aguagviva. The owners are a couple who have been running the hotel for several years. We had an airport shuttle organized in advance - I recommend this to everyone! You are then picked up personally at the parking lot near the hotel. The hotel is located north of the city center (Medina) and is about 10 - 20 minutes away from the souks and the market square. On the way there, you walk straight through the medina - pure authentic Moroccan life. Small shops, craftsmen, street vendors. A little intimidating at first, but the hotel explains the area to you and also has a few tips on how to get around quickly and comfortably. The hotel itself is an old riad with a small pool, cozy terrace and authentic rooms with en-suite bathrooms - everything is very clean and there are flowers and lanterns everywhere and it smells pleasantly of Moroccan room fragrance. The owners Jana and Simo are super nice and you can tell that you are staying in a family-run hotel. They give tips, tips, tips and always help with reservations and tour organization. The two highlights for me: The kitten Mumu and the breakfast. A mix of Moroccan bread and savory pancakes with French desserts and tea. There was even a packed lunch with the same contents for our departure. We were very satisfied and would absolutely recommend it to anyone!

Cons: In winter, temperatures can drop considerably between day and night. The room was a little cold on the first night, but can be heated using its own heating system. Then it warms up quickly, also thanks to the many blankets.

The Riad are the same just as in the photos - amazing. The inside yard and the rooftop are very aesthetic and comfy. The host - Jana was very lovely and always willing to give you advice on where to eat, where to go, is it worth It to go somewhere or not. The breakfast she prepared every day was beyond our expectations, but also she was more than eager to pack it as a breakfast to go since we did have a lot of early tours outside Marakesh. The location was great, you have everything you need near the Riad and you are a 20 minutes walk from some of the towns most popular sightseeing. If you really like to enjoy Morocco tradition, you should definitely stay in Riads like this rather than hotel/Airbnb flats. Definitely would recommend 10/10 🤗

Absolutely incredible! If you’re looking to explore Marrakech and stay in an authentic Riad then Riad Aguaviva is just perfect in every-way. Never have we ever stayed in a place with such amazing hosts. Jana and Simo were extremely welcoming, ensuring we were well-catered for with great recommendations, pick-ups and very helpful with maps and a superb breakfast on the fabulous roof-terrace every morning. The Riad is very beautiful and peaceful – which we really liked and also really exciting to enter and exit the Riad via small hole in the street – made it really quite cool! Amazing staying! Jana and Simon give you the true and pure experience of staying in a Riad. HOST: They welcome you as an old friend and they make you feel home since the first moment. PLACE AND ATMOSPHERE: The Riad is one of the most beautiful we saw in Marrakech (we visited some of them), calm and quite, with an amazing smell. everything was just perfect. They took care of us as family. The breakfast was lovely, from location to food. The Riad itself was very clean and with everything that you could ask for.

A beautiful oasis. Jana and Simone went out of their way to look after us. Always going the extra mile. Would highly recommend. We were about 20 minutes walk from the centre of the Medina, which suited us. We were in a part of the Medina were the people of Marrakesh live and work. interesting to observe life in the Medina which was not geared to tourists.

An absolute highlight of all the places we stayed at during our moroccan trip. Beautifully decorated authentic Riad with artistic touch, very clean, excellent breakfast on the rooftop. The location is also very good - quiet and full of local not touristic life, at the same time easy going to all the main attractions. But what make it really special is Jana and Simo, the owners, people who will surround you with care, give precious advices and a good insight about life in the country. Definitely recommend.

We loved the hospitality, the breakfast, Jana is super, she helped us out on whatever she could. We loved the room, everything very clean and taken care of.

Cons: It’s not easy to find when you arrive there the first time (ask for WhatsApp beforehand). Pro tip: where google map sends you, look around and there will be two sets of stairs going down in front of each others on that street. Walking from east to west, the stairs are the ones on the left side (south) - go down the hallway and turn right.

This is one of the best hotels we have stayed in. I loved the hospitality provided by Hannah and Samu. They were so friendly and answered any questions we had about the local area. The location is perfect and if you don't mind walking 20 mins to the centre it's a perfect and safe location. Breakfast exceeded our expectations, it was so tasty and fresh each morning. We had a different meal for each day that we stayed. If we ever come back to Marrakech we are coming back here.

Amazing hosts (Jana and Simo), enthusiastic and very knowlegable about Marrakesh, and truly helpful - it is their home and they make you feel like you belong!!! The place is a beautiful riad in a very interesting part of the old town - a bit off the very center; the area is full of metal worshops and it not at all touristic. The riad is very quite and is very authentic while being really comfortable and just great. Breakfast is also fantastic, different every day, local/international, fresh and prepared with love!

Outside of the hustle and bustle of the old city, as soon as you step into the Riad it was calming and tranquil. The recommendations from the hosts were unbelievably excellent, we had the best pizza ever, amazing Lebanese, wonderful food and things to do! The breakfast was a healthy spread of food and was different each day! It was very very nice! The rooms are clean and cleaned each day. Can not wait to return and will be recommending to all of our friends and family!

Cons: Nothing.

stayed in the Africa room. very cosy and chic. lovely decoration. The building was truest beautiful and exceeded our expectations. very clean. This stay was exceptional value for money, Jana was the best host ever, so attentive and welcoming. roof terrace was beautiful, sun trap. breakfast was the best we’ve had in Marrakesh yet. super quiet place, in a lovely location just 10 minuets walk into the heart of the madina.

Cons: rooms could do with more optional light, was hard to see inside the rooms at times, but if you’re looking for something dark and cosy, the African room is the one for you.

Cons: The location was not the perfect. About 20-25 min walk until jamal ef na square.

Very nice and cosy riad with a lot of atmosphere. The hosts are perfect and make you very much feel at home. Be aware that this an actual riad in private housing complex. You will not find it on your own but the hosts will help you and pick you up. There is a parking garage next to the riad, which is nice. Compared to the standard the price is on the higher side but the atmosphere is more than worth it.

Riad Aguaviva is without a doubt the best place I have ever stayed in all my travels. The kindness and helpfulness that characterizes the staff, the rooms that are nothing short of wonderful, and the sense of "home" that you feel when you are inside the Riad meant that I felt I was in a totally relaxed and calm atmosphere even in a bustling city like Marrakech. The Riad is about a twenty-minute walk from the main square but this means that when you are, for example, on the terrace, you can only hear the birds and soothing noises; in any case, the Riad is also convenient to get to by cab. I 100% recommend this wonderful place

Cons: Nothing, it was just perfect

We loved absolutely everything about Riad Aguaviva. The building and its decor was beautiful, breakfast was wonderful but, above all, Jana and Simo were the best hosts that we’ve come across when travelling. Jana advised us on where to go (and where not to go) and suggested restaurants (and made reservations for us) based on our likes, all of which were spot on.

Cons: There was nothing we didn’t like. Although Riad Aguaviva was slightly less central than others we’d viewed when making the reservation, this was one of the reasons we were attracted to it. We liked the fact that it was away from the frenzy of the central Medina, and walking to and from the tourist spots gave us more of an insight into everyday life in this part of the world.

This is the place. The place that 11/10 was created for. The place where you are treated like you are at home. The place where nothing is too much trouble and the place where breakfast is incredible and different every day and the Tanjia for dinner is amazing. Take me back.

The host was so accomodating. Gave us so many tips and tricks on how to act in Marakkesh, as it's a very touristic city and local people enjoy playing games with tourists. We had a room with 2 separate beds (africa) and it was very clean, sheets smelled so nice. Beds were very comfortable.

Cons: Room bit small and maybe a bit too dark, as the walls are dark

My wife and I agree that we couldn't have made a better decision for our stay in Marrakech! This riad is absolutely fantastic! Sparkling clean, quiet, traditional, yet comfortable, giving you a sense of warmness and being welcome! Of course, the soul of the place is the most amazing host ever, Jana, one of those people you feel like it has been your friend since...ever! (and of course, the rest of the staff, too, especially Simo) There is not even one thing we did not like here! The riad is located in the "safer" part of the Medina, yet only 20 minutes walk from Jemaa el'Fna square. If we were to visit Marrakech again some time, this will be definitely the place we will return!
