El personal es encantador y siempre pendiente que estés bien o si necesitas algo. muy amables la verdad. Otra cosa que me gustó es que estaba muy cerca de la plaza Jemaa el fna (5min o menos) pero en un callejón que estaba muy tranquilo. Otra cosa a tener en cuenta para los que viajen en invierno ,la habitación tiene calefacción por aire acondicionado y en la cama dos mantas calentitas .En el lavabo te ponen un calefactor y en el comedor una estufa de esas grandes mientras desayunas Puedo decir q no pasé frío en ningún momento. Marrakech es amazing!

De locatie is geweldig en heel veilig. Rust in de Riad en binnen een minuutje lopen, sta je midden in de reuring. Mijn dochters van 21 en 17 vonden het geweldig. Het personeel is buitengewoon vriendelijk en behulpzaam. Het ontbijt was elke dag anders en met liefde gemaakt. Een goede start van de dag. De kamer werd elke dag netjes gemaakt, was warm en gezellig (Kerst 2025). We sliepen met 3 personen in kamer Le Royale. Goede, warme douche en sfeervol ingericht. Laat je beslist ophalen van het vliegveld (15 euro per gezin), de riad is een verstopt pareltje. De eigenaar is gul en heeft oprecht hart voor zijn gasten.
Cons: Boek quads voor 15e p.p. online en vermijd activiteiten met dieren. De kamelen zien er overbelast uit, door massatoerisme.

Das kleine Riad bot alles, was wir brauchten. Wir hatten das größte Zimmer und genossen es sehr. Auch ein Flughafentransfer zu einem angemessenen Preis war problemlos möglich, sogar um 6:00 Uhr morgens. Wir waren begeistert. Die Sauberkeit war phänomenal und das Frühstück erstklassig.

Everything was perfect. We moved from one property that was unsuitable and the owner was unresponsive to the issues which was not the start anyone would be happy with. The staff her offered us a free taxi to collect us when we asked if we could check in right away. We were welcomed at taxi rank with genuine smiles, kindness and helped with bags as we walked through the busy medina and hearing about the good places to visit. We immediately found peace in a beautiful and tranquil place after having very stressful night /check in experience elsewhere. It was all a distant memory once we settled in to our room and the best peppermint tea I’ve ever had - always served in different Moroccan teapots. The breakfasts were freshly prepared and had a variety of new things every morning, served with attention to detail. Special thanks to smiley Abdul and Simo! See you next time
Cons: The only one thing I would say, is that when other guests congregate in the central open area late evening, the loud voices some of the men had would echo, so bring earplugs if you like to sleep before midnight (ish) as this is unavoidable. Obviously guests arrive and leave at various times - It’s just when they were outside a long time, but I wouldn’t have complained at all - it’s tranquil every other time and the hospitality second to none!

Simo è un proprietario eccezionale. Ti può consigliare per qualsiasi esperienza tu voglia fare. Il suo staff è molto gentile e professionale. Il Riad è bellissimo e la posizione è eccezionale. Affidati a lui per tutto. Noi eravamo un gruppo di 12 e avevamo il Riad per noi ed è stato come essere a casa ma più coccolati.

Nosotros eramos un grupo de 3 amigos, desde la llegada al aeropuerto ya nos vinieron a recoger y el trato fue muy bueno. Llegamos al riad y nos recibieron con un té. Los trabajadores son muy agradables, te aconsejan sobre la ciudad y siempre se muestran muy atentos. Nos ofrecieron un desayuno muy rico y de gran cantidad. En cuanto a la limpieza, estaba todo perfecto y por la mañana te recogen y limpian la habitación. La ubicación es perfecta, cerca de la plaza principal. El riad os lo recomendamos 100%

Das Zimmer (Bahia) war wunderschön gestaltet und bequem, insgesamt sehr schön restaurierter Riad. Tolle Lage in der Medina in der Nähe der Djema El Fna und einiger anderer Sehenswürdigkeiten. Ich würde aber empfehlen, das Angebot des Transfers vom Flughafen (15 Euro) zu nutzen, beim ersten Mal hätte ich alleine nicht hingefunden. Personal professionell und freundlich. Sehr gutes Frühstück.

Sono molto affidabili e ci hanno dato molti consigli buoni e utili. Anche i servizi di trasporto che abbiamo richiesto per altre destinazioni fuori Marrakech sono stati precisi e puntuali. La ubicación, las instalaciones de auténtico Riad marroquí, la limpieza, el tamaño de la habitación y el relax que encontrábamos al llegar pese a estar tan sólo a 5 min de la plaza Jemaa el-Fna. El trato de Simo ha sido exquisito, así como el del chico con gafas que estaba por las noches y nos ponía habitualmente el desayuno, preparándonos algo para que pudiéramos tomar en el aeropuerto incluso el día de nuestra partida que salíamos de madrugada. Totalmente recomendable.
Cons: Que quisieran cobrarnos 30€ por el traslado al aeropuerto el último día es lo único que no nos gustó, ya que a través de Booking nos mandaron un mensaje en el que ponía claramente 20€ en horario nocturno. Creo que debieran ser fieles a la información que dan por escrito. De todas formas el traslado es opcional

Todo! De verdad que es un Riad muy recomendable. Muy limpio, buena ubicación, al principio puede parecer un poco lío llegar, pero te haces rápido con la zona, es tranquila y segura. Destacar el trato de Ziad. Nos atendió muy bien en todo momento, muy servicial, amable y buenas recomendaciones. Nuestro vuelo salía tarde y pudimos dejar el equipaje hasta que nos llevaron al aeropuerto, incluso quedarnos a descansar en la zona de la terraza y entrar y salir las veces que quisimos. Se preocuparon por imprimirnos las tarjetas de embarque porque en el aeropuerto no se permiten en el móvil. Ofrecen agua y té o café cada vez que llegas al Riad.. el desayuno está muy bien, el servicio de aeropuerto muy cómodo, te olvidas de pensar en cómo llegar y negociar precios.. nos tocó la habitación de la planta baja, donde se sirve el desayuno, pero no nos supuso ningún inconveniente, nos resultó hasta muy cómodo que estuviese ahí. Cuando vuelva, repetiré sin duda. Muchas gracias Ziad, mereces especial reconocimiento.

A pesar de decirnos que estarían allí esperando, fuimos muy pacientes, pero ya cuando llevábamos 1h esperando llamamos y ya vinieron a buscarnos..supongo que habrá sido algo puntual, pero yo llamaría la próxima vez. La habitación y el baño se separan por una cortina, no hay puerta, todo junto.

Te sientes como en casa. Muy amables y respetuosos. Estuvieron pendientes de nosotros, ante cualquier duda, rápidamente. Nos aconsejaron que hacer, donde ir y nos proporcionaron traslado desde y hacia el aeropuerto. Recomiendo 100%. Simo y todos los trabajadores han sido muy amables. La ubicación es buena, dentro de la medina. Al principio parece lioso pero a la segunda vez llegas directo. Tranquilo para llegar de noche también. Muchas gracias

We (2 adults) were traveling for 5 days to Marrakesh and choose this accomodation since it is in the heart of the Medina. The riad is in a very silent and absolutely save area and after one day you feel like you belong to the neighbourhood. Everything can be done by walk and in 3 minutes you are at the Djemaa el Fna. The rooms of the accomodation are lovingly decorated in the typical moroccoean style, the breakfast was very delishes and opulent with a big variety; you are prepared for the day. Simo and his team support with every service and make you feel like you are home. Thanks again for the gorgeous days you gave us. You are allways a recommendation.

El Riad es muy bonito, está muy limpio y cerca de la plaza principal. Al principio es lioso pero luego te ubicas rápido.
Cons: Al llegar al Riad nos dijeron que solo se podía pagar en efectivo, no con tarjeta, cosa que nos trastocó el viaje, ya que teníamos euros para cambiar ahí, y tuvimos que gastarlos en pagar el Riad. Luego al sacar dinero me cobraron una comisión de 50€. Con lo cual, me podría haber ahorrado si nos lo hubieran advertido antes que solo se paga en efectivo. Con respecto a los traslados desde Riad al aeropuerto, Simo nos dijo unos precios que para la ida al Riad fue como nos dijo, pero a la vuelta al aeropuerto, que fue a las 05:00 de la madrugada, nos cobró 10€ más. Fueron 15€ la ida y 30€ la vuelta. Eso no nos gustó nada, puesto que ya habíamos cerrado un precio y creo que aprovecharon las circunstancias para cobrarnos más.

This riad is in a good location, just a few minutes' walk from Jemaa el-Fnaa. The room was comfortable and had enough room for the two of us. The bathroom was also a good size. Lovely breakfast on the rooftop.

We loved everything about this Riad, from the rooms to the breakfast (vegetarian and vegan) And unbeatable help from all the staff. Simo was just the best (and his tortoise) In fact when there was a cancellation with our flight we managed to return for another night.

The Riad was lovely, the staff went above and beyond to make sure our stay was comfortable. The extra details were very nice such as the map that was provided when we first arrived. The area is in a perfect location and felt very safe, close to all of the main sights. Breakfast was fantastic! The transfer from the airport to the Riad was well worth the money €15 and the man from the hotel came and met us on the main square and took us to the Riad which we really appreciated. Would recommend and would definitely stay here again

The first time I stayed in Riad, it's nice experience to have, but I'm not sure if I wanted to do it again, because I like windows to be outside to the street. The Riad is clean and good located. For me, it was easy to find. Staff is helpful. Delicious breakfast!

The reception was exceptionally warm, with Ibrahim and the staff providing outstanding hospitality, and offering us excellent guidance and valuable tips throughout our stay. The location is perfect, near the heart of Marrakesh, surrounded by charming, authentic shops. The room, though slightly compact, was comfortable and well-suited for stays of up to a week. The Riad itself is stunning, impeccably maintained, and full of charm, with everything thoughtfully organized and spotlessly clean. The breakfast was a treat, making each morning a delightful start to our adventures in Marrakesh. They truly made our stay unforgettable. Highly recommended!

I had an issue before our arrival with booking.com and Simo went out of his way to support me with this even though the issue was not his problem. We stayed 7 nights and really loved it. Also the location is only 10 minutes to the Souk/medina. So the location is great!

Le Riad est vraiment sublime, jolie décoration, propre, les chambres sont faites tous les jours. Il est bien placé à 5 minutes de la place Jemaa El Fna, ou du palais Bahia. Place is isolated and looks unsafe during late nights to move around. Manager was very rude and made some racist comments, so we didn't even check in and found a better place somewhere else. We lost whole money.

The staff was superb, they helped us with everything (transfer from and to the airport, printing the boarding passes, giving tips for our trip) and went above and beyond! The rooms were clean and comfortable. Location is good, it is 5 min from the square. Breakfast was delicious with different moroccan breads, pastries and fruits.

We had an incredible experience during our two-night stay at Villa El Arsa. Our arrival was smooth, with the hotel manager personally picking us up from the airport at 1 am. The entire process was efficiently coordinated, allowing us to settle in quickly. The highlight of our stay was undoubtedly the breakfast, which was nothing short of perfect. We enjoyed homemade eggs, yogurt, and marmalade that left a lasting impression on us. The attention to detail and quality of the food were exceptional. Furthermore, the villa's strategic location near the main square and in the heart of the souq added immense value to our stay. Being in such a vibrant and central area of Marrakesh made our exploration of the city incredibly convenient. All in all, our time at Villa El Arsa was delightful, and we continue to reminisce about the wonderful memories we made there. We highly recommend this place for anyone looking for a memorable stay in the enchanting city of Marrakesh.

The guys who worked there were very friendly and helpful with all my questions and needs. They even came out to find me when I got lost! Nice loungers on terrace and excellent breakfast there. Room was nice and traditional, quiet and correct temperature. Good shower. The plunge pool was nice way to cool off at the end of a day's sightseeing. Very central for main square, museums, hammam etc. Would highly recommend

we enjoyed everything in this little pretty RIad. The host Ibrahim could not do anymore for us and went above and beyond . I was reluctant to stay in a riad as I always stay in a hotel and this was my first time but it exceeded our expectations. We got a little lost on the first day but Ibrahim managed to allocate us and helped us with everything from start to finish.
Cons: It was a little noisy on the last night as there was a celebration and some guests were quite loud . The riad is small so this is unavoidable however this was quite late in the night and we had to catch an early flight so didn’t get the best sleep. Something for guests to take into account maybe .

The location was great, close to the main points of the medina with the feeling of being in the tranquility of home in the frenetic city of Marrakech. The room and the bathroom were very comfortable and spacious and they were always very clean. The staff were always very attentive and helpful, giving all the necessary explanations, tips on where to eat and helping with the transfer to the airport. The breakfast was very good and always varied, with fruit and traditional bread.

Cons: I`m sorry to say but our stay was completely ruined by having to deal with the day manager. An utter snake of an individual who`s lies just tripped off his tongue and then immediately became aggressive once caught out on his lies. Do not trust him!!

Our stay at the Riad was perfect, the staff is amazing, specially Ibrahim, we really recommend this Riad to everybody travelling to Marrakesh.
Cons: Not that I didn’t like, but I think the shower room and toilet are in need of a renovation, few things need to be fixed and there was a smell that I did not like much, but apart from that, we had a really nice stay at the Riad.

Simo and his team are lovely hosts. Simo helped us with our travel plans, with the booking of bus tickets, and with deciding what to visit and where to eat in Marrakech. Breakfast was delicious, room very clean and spatious, and the rooftop view was great. Good place to stay in winter as the riad has heating!

My partner and I had the pleasure of staying 12 nights here in Winter. There is an exceptional attention to detail and very accommodative staff who make you feel instantly at home. We stayed in the larger room and the smaller room after booking additional nights, and from our experience, each was comfortable and air-conditioned, offering plenty of storage space, free water etc and daily cleaning service. We looked forward every day to the generous breakfast and returning to the peace and quiet of this riad after days spent in the chaos of Marrakech and the surrounds. The manager, Simo, was very helpful arranging transfers, offering transparent advice, and at one point, he went out of his way to tailor a day trip specifically to our needs just so that we could stay there longer. However Simo was not the only one who contributed to our positive experience. Ibrahim and Abdul, the other staff, were always quick to make sure we had everything we needed, and were always in good spirits offering tea to us on the days my partner was stuck working remotely. We also found the wifi speed to be stronger and more consistent than what we have at home, which was a much appreciated bonus. 10/10 would recommend this place to any kind of traveller for any length of stay. Truly a home away from home. Thank you Simo, Ibrahim and Abdul, for your thoughtful hospitality!

Cons: We visited in winter and it was hard to heat the bedroom/ bathroom and far too cold to eat breakfast in the atrium. We had to wear our coats but were still cold. Tea and coffee making facilities in the room would have been appreciated, especially as it was so cold.

I LOVED everything. The Riad is like a little oasis in the middle of the chaotic center of Marrakech. You are located on the center with total peace and silence. Simo, the manager, was great as well as the rest of employees. They are on top of attentive. Everything is clean, charming and food is tasty.

Very poor experience. Room is much smaller than advertised. Water clogs in the shower. So, the second person has to wait more than 30 minutes to water to go down the drain. Toilet is constantly running, so noise at night makes it hard to sleep. One of the two blankets smelled really bad. The breakfast is very simple. They should have fruits like bananas which are cheap. It is the same breakfast every day. On the second day of a 1 week stay, they told me that I must pay the entire balance in cash because their credit card machine is not working. I told them I only have a credit card, so unable to get a large amount of cash. Two staff members as well as the owner put pressure on me. Finally, they said they will try the machine. It worked... Very disingenuous. They should inform the guests at booking to pay in cash. Placed a lot of stress on us. Each room has the same key/lock. So, technically another guest can get into your room. When I asked them, they said they will have different keys soon. We would never stay at this Riad again.

Perefectly located in the tiny alleyways of the medina near the main square Jemaa el-Fna. A deep pool in the centre courtyard keeps the whole hotel cool and fresh. The rooms are spacious and authentically decorated with daybeds and great bathrooms. The family next door house birds so that the courtyard is visited by house buntings and we were woken by black cap song each morning. A fabulous rooftop terrace gives a great view over the rooftops of Marrakesh and the tall spire of the Koutabia mosque.
Cons: We have no quibble with the cost of the hotel which is relatively good value for a rapacious and mendacious place but the manager insisted we pay a further bogus tax beyond the inclusive Booking.com price, amounting to a further 400 durhams. Only £32 or so but dishonest.

This place is a quiet little haven. The staff are so lovely and incredibly helpful. It's so close to everything yet tucked away enough to give you some peace and quiet when you want. Simone and the the rest of the team are happy to help with anything you want, organising onwards travel, excursions etc but you never feel harassed in any way. Breakfast is spot on, the view from the roof is amazing. If arriving by plane just organise the transfer with these guys, makes the process so much easier.

Everything was great. They arranged pickup at airport. After we arrived we received a personal orientation session about the city with a map and suggestions for where to go. Rooms was clean. Breakfast was great. Everything felt like a little extra effort was given. All staff were friendly and accommodating.

The beautiful Riad is quietly located and yet relatively central about 5-10 min from the Jeema el-Fnaa. The whole team is extremely nice, helpful and accommodating. The attentive manager of the Riad welcomed us nicely with tea and explained a few recommendations for sights and restaurants when we arrived. One must be aware that it is best to speak French but with some English and some French bits communication works out as well. Our room on the second floor was nicely furnished and clean. For reasons unknown to us, the first breakfast was a bit simpler, but perfectly adequate for our needs, while there was more choice on the second day. We also used an airport transfer on arrival, which was a good idea after all due to the slightly hidden location of the Riad. On both evenings we had the beautiful roof terrace to ourselves. And although the Riad is located in a bit calmer area, we never felt unsafe when walking there in the dark. Overall, definitely recommended!

Beautiful property (wooden and sculpture details!), well maitained and clinically clean. Convenient location but be aware of incorrect pin on Google maps - you have to turn right around next corner. Great roof terrace. Imagine that, due to our early flight, our host woke up with a smile at 3:45 AM to prepare hot breakfast for us for 4:00 AM!!! What a hospitality!

2泊予約していましたが、施設に到着すると部屋の電気設備不良の為、近所の別の宿泊施設に案内された。 その部屋は予約した部屋よりランクが低く、暖房設備が稼動しなかったり、シャワーの排水が詰まっていた。 翌日には予約した部屋よりランクが高い部屋を用意してもらえたが、初めての都市に長時間の移動の後で夜8時以降に到着することを事前にメール連絡しておいたので、出来れば事前にメール連絡が欲しかった。

Gut gefallen hat uns die ruhige aber dennoch zentrale Lage. Wir haben uns auch in der Umgebung immer sicher gefühlt. Das Zimmer war klein aber völlig ausreichend für unseren 4-tägigen Aufenthalt. Das Frühstück war lecker, aber sehr süß. Klimaanlage funktioniert hervorragend und das Bett war sehr bequem. Es gab einen kleinen Pool den wir jedoch nicht genutzt haben, da er sehr kalt erschien. Wir konnten unsere Ryanairtickets hier drucken(Besonderheit in Marrakesch: Es werden keinen mobilen Bordkarten akzeptiert, da ein Ausreisestempel auf diesen angebracht wird). Allerdings war der Computer nicht zu benutzen(sehr langsam), glücklicherweise war der Drucker auch über Handy benutzbar (Airprint). Leider haben wir da schon eine halbe Stunde mit Warten vor dem Laptop vergeudet. Wlan war auch sehr gut. Nicht gefallen hat uns die manchmal etwas schwierige Kommunikation. Wir wollten einen Ausflug buchen, der jedoch völlig überteuert war, so dass wir diesen (problemlos) storniert haben. Für einen ähnlichen Ausflug haben wir dann lediglich 20% in der Stadt bezahlt. Vorsicht vor den Tips zu lokalen Restaurants, hier lieber nochmal Tripadvisor checken oder gleich selbst suchen. Alles in allem war der Aufenthalt empfehlenswert und schön.
